A simple subdivision shall be defined to include the consolidation
or the division of one lot or a number of lots, not to exceed the
consolidation or division of three lots;
The applicant for a simple subdivision shall submit an application
for subdivision to the Borough Manager which shall include a drawing
which depicts the proposed consolidation or division of lots and the
block and lot numbers of all parcels which are to be affected by the
simple subdivision;
The proposed simple subdivision plan shall be submitted by the Borough
Manager to the Borough Engineer and Solicitor for review to insure
compliance with the ordinances of the Borough;
The Borough Engineer and the Solicitor shall review the proposed
plan and make a recommendation based on the plan's compliance
with necessary side and rear yard dimensional requirements;
The Borough Solicitor shall submit the proposed plan to the Allegheny
County Real Estate division for review for purposes of insuring the
acceptance of a new deed in the event that Council approves the simple
subdivision plan;
In the event that Council rejects the application for simple subdivision,
the applicant shall have the right to submit a new application for
subdivision and follow the procedures outlined in the Port Vue Borough
Code and the Municipalities Planning Code.[1]
In the event any existing Borough ordinance or part thereof conflicts
with the provisions of this article, the same shall be and is hereby
repealed insofar as the same affects this article.
