It is the purpose of this district to provide a zoning district which shall provide for the usability of certain lands within the Borough which border limited access highways and have been impacted by the proximity of said highways rendering them of limited usability and permit uses to which said impacted areas may be switched.
There is hereby created a Limited Access Highway Proximity Zone which shall be comprised of lands within the Borough of Bellmawr which border upon New Jersey Route 42 and I-295 and extend a distance of 100 feet from the respective rights-of-way of said highways.
Uses permitted by right in the Limited Access Highway Proximity Zone are as follows:
A. 
Outdoor recreational uses and passive or active open space use;
B. 
Borough governmental buildings and governmental operations and other associated functions in furtherance of the health and welfare of the general public; and
C. 
Highway billboards.

Cannabis establishment, where the Limited Access Highway Proximity Zone and Cannabis Establishment as Conditionally Permitted Use Overlay Zone overlap.

Cannabis establishment, where the Limited Access Highway Proximity Zone and Cannabis Establishment as Conditionally Permitted Use Overlay Zone do not overlap.
There shall be no minimum area and bulk regulations applicable in this district; however, highway billboards must conform to the sign regulations set forth in §§ 260-88 through 260-90.
