The purpose of these area, height, and yard requirements is
to provide standards for all Zones such that

(a)
|
The intensity of the development will not damage the ecology
of the lot and the properties and watersheds it impacts,
|
(b)
|
Structures are sized to conform with acceptable standards for
their respective zones,
|
(c)
|
The structures are located within a lot so that their operations
will not encroach on or interfere with neighboring properties or streets.
And
|
(d)
|
Provisions are made to protect or improve public health, safety,
convenience and property values.
|
The intent of these requirements is to regulate:

|
The height, number of stories, size of buildings and other structures,
and bulk limitations,
|
(b)
|
The area of the lot that may be occupied,
|
(c)
|
The relationship of yards, courts, and other open spaces to
the improved areas of the lot, and
|
(d)
|
The density of population, and
|
(e)
|
The location and use of buildings, structures and land for trade,
industry, residence or other purposes, including water-dependent uses.
