The purpose of these area, height, and yard requirements is to provide standards for all Zones such that
(a)
The intensity of the development will not damage the ecology of the lot and the properties and watersheds it impacts,
(b)
Structures are sized to conform with acceptable standards for their respective zones,
(c)
The structures are located within a lot so that their operations will not encroach on or interfere with neighboring properties or streets. And
(d)
Provisions are made to protect or improve public health, safety, convenience and property values.
The intent of these requirements is to regulate:
(a)
The height, number of stories, size of buildings and other structures, and bulk limitations,
(b)
The area of the lot that may be occupied,
(c)
The relationship of yards, courts, and other open spaces to the improved areas of the lot, and
(d)
The density of population, and
(e)
The location and use of buildings, structures and land for trade, industry, residence or other purposes, including water-dependent uses.
