A building may be erected, altered or used and a lot or premises may be used for any of the following purposes and for no other:
A. 
Retail sales.
B. 
Personal service establishment.
C. 
Office building, medical clinics, municipal, county, state and federal use.
D. 
Banks.
E. 
Forestry, subject to the standards in § 84-57.8.
F. 
Miniwarehouse or self-storage facility.
G. 
Accessory uses to the aforementioned permitted uses, including a home-related business as an accessory use to an existing nonconforming single-family detached dwelling.
H. 
Learning center.
I. 
The following uses shall be permitted as a conditional use when authorized by the Board of Supervisors subject to Article XVIII of this chapter. The area and bulk regulations, § 84-19 of this article, and design standards, § 84-20 of this article, shall apply to all uses permitted by conditional use in the C-1 Neighborhood Commercial District.
(1) 
Church.
(2) 
Funeral parlor.
(3) 
Single-family detached dwelling which conforms to R-3 regulations.
(4) 
Convenience store.
(5) 
Pharmacy/drug store and medical marijuana dispensary.
The following area and bulk regulations shall apply:
A. 
Lot size with both on-site sewer and water services: 30,000 square feet minimum.
B. 
Lot size with either public sewer or public water services: 22,000 square feet minimum.
C. 
Lot size with both public sewer and public water services: 18,000 square feet minimum.
D. 
Lot width at building line: 100 feet minimum.
E. 
Lot width at street right-of-way line: 50 feet minimum.
F. 
Lot coverage: 30% maximum.
G. 
Building setback line: 40 feet minimum.
H. 
Side yards: 15 feet minimum for each.

Rear yards: 50 feet minimum.
J. 
Maximum building height: two stories, not to exceed 30 feet.
K. 
Paved surface area: may not exceed 55% of total lot.
L. 
Maximum floor area, individual stores: 5,000 square feet maximum.

Green area, landscaped: 40% minimum.

The following design standards shall apply:
A. 
Screening: as required by § 84-55A of this chapter, or as directed by the Zoning Hearing Board.
B. 
Storage: as required by § 84-55B of this chapter.
C. 
Landscaping: as required by § 84-55C of this chapter.
D. 
Loading: as required by § 84-55H of this chapter.
E. 
Parking: as required by § 84-55I of this chapter.
