The Planning Board shall have, in addition to powers previously granted to it to review and approve or disapprove site plans for the development of tracts for nonresidential and nonagricultural uses, whether or not such development includes a subdivision or resubdivision of the site, the additional power to review and approve or disapprove site plans for the development of tracts for multifamily dwelling units (including condominiums), other than one- or two-family dwellings, whether or not such development includes a subdivision or resubdivision of the site. In so doing, the Planning Board shall exercise all of the powers and duties permitted by RSA 673 and RSA 356-B:5.

No proposed conversion condominium shall become a conversion condominium unless a special use permit has been granted by the Planning Board. The Planning Board shall not grant such special use permit unless such conversion condominium conforms to the zoning, land use and site plan regulations of the Town or unless a special exception or variance from the applicable zoning, land use and site plan regulations has been obtained from the Board of Adjustment. In the event of an approved conversion to condominiums, the Selectmen shall compute and impose such charges and fees on the owners of the condominiums as are authorized under the provisions of RSA 356-B:5.
