A. 
The following uses shall be permitted in the "R-3" Multi-Family Residential District.
1. 
All uses in an "R-1" and "R-2" District.
2. 
Boarding, rooming, and lodging houses.
3. 
Convalescent homes.
4. 
Multi-family dwellings and apartment housing units.
a. 
Multi-family units not exceeding eight (8) units shall provide off-street parking in compliance with lot development standards. To insure adequate green space the parking facilities shall not be located within any of the setback areas. Additionally, recreation space at one hundred (100) square feet per dwelling unit shall be appropriately developed to insure adequate outdoor leisure opportunity. Non-electrical signs of no more than six (6) square feet will be permitted when placed ten (10) feet behind the front property line and no higher than five (5) feet from ground level.
5. 
Private clubs, lodges, provided any such use is not operated primarily for commercial gain.

A. 
Area Of Height Regulations. In an "R-3" Multi-Family Residential District, the height of buildings and the minimum dimensions of lots and yards shall be as follows:
1. 
Area regulations.
a. 
Minimum lot area per dwelling unit. The minimum lot area per dwelling shall be seven thousand two hundred (7,200) square feet for a single-family dwelling or eight thousand (8,000) square feet for two-family dwellings.
2. 
Yards and height of buildings.
a. 
Each lot shall have a front setback area of thirty (30) feet. A corner side yard must have a setback of ten (10) feet, interior minimum seven (7) feet, side yard total fourteen (14) feet, rear yard twenty-five (25) feet. Height in stories is limited to six (6) stories or sixty (60) feet above finished grade.
3. 
Other.
a. 
Each dwelling unit of two (2) bedrooms shall have one (1) parking space and one (1) off-street parking space not located in the front setback area. Additionally, one (1) parking space and one (1) off-street parking space not located in the front setback area shall be provided for each additional two (2) bedrooms or less within the dwelling unit. To insure adequate safe visibility for other vehicles, such as those emerging from surrounding driveways, no parking of recreational vehicles or boats will be permitted within the front setback area.
b. 
Hard surface driveways and walkways of asphalt or masonry shall be provided to insure safe access for vehicles and pedestrians.
c. 
Parking spaces for churches, public buildings, libraries, art galleries and other permitted special and reviewed uses shall be provided at the commercial parking rate and shall be located behind the front setback area unless required otherwise. Appropriate landscaping shall screen such parking from adjoining properties.
d. 
Additions may be made laterally from the existing foundation line if said addition conforms to the side yard limits.
