The specific uses permitted in the R-2 Residence District shall be the erection, construction, alteration or use of buildings or premises and/or land for:
A. 
Single detached dwellings.
B. 
Cultivation of the soil, tree or plant nurseries or greenhouses as noncommercial uses.
C. 
Public and parochial schools.
D. 
Detached duplex dwellings.
E. 
Twin duplex dwellings.
F. 
Noncommercial accessory use on the same lot with and customarily incidental to any of the above permitted uses.
For lot regulations in undeveloped areas, see § 162-126.
Maximum lot coverage, measured by the sum of all buildings on one lot, shall not exceed 35%.
A. 
Single-family dwellings.
(1) 
Lot area and width. The lot area and width of lots shall not be less than:
(a) 
Eight thousand five hundred square feet per family, with a minimum width of 85 feet for a corner lot.
(b) 
Seven thousand five hundred square feet per family, with a minimum width of 75 feet for intermediate lots.
(2) 
Building setback lines shall be the same as provided in R-1 Residence Districts.
(3) 
Front yard. There shall be a front yard conforming to the above setback regulations in Subsection A(2).
(4) 
Side yard, corner lots. There shall be one side yard abutting the intermediate lot having a width of not less than eight feet and one side yard facing the side street not less than 20 feet.
(5) 
Side yards, intermediate lots. There shall be two side yards, one on each side of every dwelling or structure, each having a width of not less than eight feet.
(6) 
Rear yards shall be the same as provided in R-1 Residential Districts.
(7) 
Second dwelling prohibited. In no case shall there be permitted more than one main residential building on each subdivision lot.
B. 
Detached duplex and twin dwellings.
(1) 
Lot area and width. The lot area and width shall not be less than:
(a) 
Seventeen thousand square feet per duplex building, with a minimum width of 170 feet for a corner lot.
(b) 
Fifteen thousand square feet per duplex building, with a minimum width of 75 feet for intermediate lots.
(c) 
Eight thousand five hundred square feet per twin unit, with a minimum width of 85 feet for a corner lot; 17,000 square feet per twin building [two units], with a minimum total width of 170 feet for both lots if one lot is a corner lot.
(d) 
Seven thousand five hundred square feet per twin unit with a minimum width of 75 feet for intermediate lots; 15,000 square feet per twin building [two units] with a minimum total width of 150 feet for both lots if both lots are intermediate lots.
(2) 
Building setback lines and yard provisions.
(a) 
Front yard. The front yard shall be the same as provided in the R-1 District.
(b) 
Side yard, corner lots. There shall be one side yard abutting the intermediate lot having a width of not less than 15 feet, and one side yard facing the street of not less than 20 feet.
(c) 
Side yard, intermediate lots. There shall be two side yards, one on each side of every duplex, each having a width of not less than 15 feet.
(d) 
Rear yards shall be the same as provided in the R-1 District.
The minimum ground-floor living area, exclusive of steps, porches, bays, utility rooms (heating or laundry) or attached sheds, shall be as follows:
A. 
Seven hundred fifty square feet for every dwelling one story high.
B. 
Six hundred square feet for every dwelling 1 1/2, two or 2 1/2 stories in height.
C. 
Six hundred square feet for every dwelling 1 1/2, two or 2 1/2 stories high where a one-car garage, 200 square feet in area, having a 50% or more habitable floor area over the same is erected as a structural part of the building.
Accessory buildings shall be the same as permitted in R-1 Residence Districts.
