The purpose of the R-1 Residential Agricultural District is to provide for agricultural uses and protect the Township's natural resources. Residential development which occurs in a piecemeal fashion is discouraged in the R-1 District; rather residential development is permitted in cluster housing developments on parcels of land with 10 acres or less and in open space subdivision on parcels of land with 10 acres or more, in accordance with the provisions stated for cluster housing and open space subdivisions in Article VI of this chapter. House lots on existing farms may also be created to the land acreage of the existing farm.

All uses in the R-1 Residential Agricultural District are subject to the following regulations, except as they may be modified by Article VI governing cluster housing developments and open space subdivisions, or by the express standards and criteria for the specific conditional uses or uses by special exception contained in Article XIII. The area and bulk requirements which follow are for new house lots on existing farm parcels. All other single-family developments in the R-1 District will be subject to the provisions established in Article VI.

New dwelling on farms existing on the date of enactment of chapter. New development may be created on those farms existing as of the date of enactment of this chapter in accordance with the sliding scale presented in Table 460-303. House lots created under this section will be subject to the Township's subdivision regulations are provided in Chapter 390, Subdivision and Land Development.

Lot size. New lots created on farms existing as of the date of enactment of this chapter shall be located to minimize the impact on agriculture and to maintain the open space character of the R-1 District. New house lots shall be created in accordance with the provisions of Chapter 390, Subdivision and Land Development.

House lots on existing farms: one acre minimum; two acre maximum.
(2) 
Single-family dwellings: other than house lots on existing farms, new residential development must follow the provisions of Article VI for cluster housing and open space subdivisions.
C. 
Minimum lot width.

Special yard requirements. No feed lots, runs, pens, or structures in which farm animals are kept shall be closer than 200 feet to any property line or public street right-of-way. No greenhouse heating plant shall be operated within 100 feet of any property line or public street right-of-way. No storage of manure or odor or dust-producing substances shall be permitted within 200 feet of any property line or public street right-of-way. All other accessory farm buildings, other than a dwelling, shall be located at lease 50 feet from any property line or public right-of-way.
