A. 
"CC" Commercial Corridor District. The "CC" Commercial Corridor District encompasses areas adjacent to Lindbergh Boulevard, Tesson Ferry Road and Lin-Ferry Drive wherein certain commercial activities are regulated in such a manner that will reduce conflicts, congestion, and other hazards related to high volume and high-speed traffic on the highways. It is the purpose of the "CC" District regulations to accommodate highway oriented retail, services and office commercial activities while minimizing their impacts on adjacent residential and institutional uses. The development and uses along Lin-Ferry Drive, because it is a short, two-lane, lighter traffic street than Lindbergh Boulevard and Tesson Ferry Road, is more conducive to uses attracting the walking public who, although they may access the area via a motor vehicle, should be encouraged by the types of uses along Lin-Ferry to move from store to store without using a vehicle. The interpretation of the "CC" District with regard to Lin-Ferry should encourage such pedestrian-oriented uses as restaurants (without drive-through windows), coffee shops, bookstores, gift and card shops and other compatible light-retail uses as well as incorporate pedestrian ways if and where possible.
B. 
"PO" Planned Office And Business District. The "PO" Planned Office and Business District is intended to accommodate, subject to the site plan approval procedure, office and commercial activities at a scale and intensity of use that is compatible with the scale, character and quality of business development along South Towne Square.
C. 
"PLI" Planned Light Industry And Business District. The "PLI" Planned Light Industry and Business District is intended to accommodate, subject to the site plan approval procedure, light industrial manufacturing, light warehousing/distribution activities and office uses at a scale and intensity of use that is compatible with the type, scale and quality of residential and other low intensity development in the City of Green Park.
The regulations contained in Article IV are supplemental and qualified by additional general regulations appearing elsewhere in this Chapter which are incorporated as part of this Section by reference.

A. 
Land Uses And Development. The following Table of Uses establishes the principal uses that are permitted by right, permitted by a planned use, or not permitted. Notwithstanding the designation on the Table of Uses, any use required to be permitted as a right in a residential district by applicable Federal or State law shall be so permitted.
B. 
Permitted Uses. All uses permitted by right in the "CC", "PO" and "PLI" District are subject to the site plan approval procedure described in Section 405.450.
C. 
Planned Uses. All uses designated as "planned uses" as set forth in the Table of Uses shall require the approval of a final development plan prior to the issuance of a building permit if they meet the criteria set forth in Section 405.460. The submission requirements, procedures and approval standards governing development plans are set forth in Section 405.460. If a use designated as a "planned use" does not meet the criteria set forth in Section 405.460(B), then the development shall be governed by the site plan approval procedure described in Section 405.450.
D. 
Unlisted Uses. Any use not listed is specifically prohibited. Any use not shown as a use permitted by right, a conditional use or a planned use in a zoning district is specifically prohibited in that district. Uses not listed have been determined either not to be appropriate in any district, incompatible with certain existing uses, or sufficiently rare or unexpected as to be incapable of being listed at the time of adoption of this Code. Any use not shown as a use permitted by right, a conditional use or a planned use in any zoning district, but constituting a use that is required to be permitted by law, shall be authorized only in the industrial district subject to the following conditions:
1. 
The use shall be permitted only to the extent required by law to be permitted;
2. 
The use shall be approved only as a planned use, except if by law it is required to be permitted by right;
3. 
The use shall be located no closer than one thousand (1,000) feet from any residence, residential property, park, school or church, except as may be modified by the Board of Aldermen through a planned use procedure;
4. 
The use shall maintain a distance of at least one thousand (1,000) feet from any other such use;
5. 
No use shall occupy a structure in excess of five thousand (5,000) square feet without an approved alternate parking plan designed for that use and supported by a traffic study submitted to and approved by the Board of Aldermen pursuant to Article VIII.

Use Limitations
Processes and equipment employed and goods processed or sold should be limited to those which are not objectionable by reason of odor, dust, smoke, cinders, gas, noise, vibration, refuse matter, water-carried waste pollutants or matter which in any manner create or constitute a nuisance.

A. 
Automotive Wash: Automated or Full Service.
1. 
Automated and full service automotive wash uses as a primary use shall be permitted as a planned use in the "CC" District but must meet the following additional standards:
a. 
The lot does not adjoin a residentially zoned lot;
b. 
The lot is adjacent to and has internal ingress from and egress to (via a cross access easement or other similar legal right) an adjoining lot that is used as an automotive convenience store, convenience store or automotive sales and lease use; and
c. 
The lot does not have frontage on Lin-Ferry Drive.
