Words and phrases in this chapter shall be used in their ordinary context unless such word or phrase is specifically defined in this Part.

In this chapter, when not inconsistent with the context:
1. 
Words in the present tense imply also the future tense.
2. 
The singular includes the plural.
3. 
The male gender includes the female gender.
4. 
The term "shall" or "must" is always mandatory.
5. 
The word's "used" and "occupied" shall be construed to include the words "or intended, arranged or designed to be used or to be occupied, or offered for occupancy."
6. 
The term "such as" shall be considered as introducing a typical or illustrative designation of items and shall not be interpreted as constituting a complete list.
7. 
The words "person" and "owner" shall be deemed to include a corporation, unincorporated association and a partnership or other legal entity, as well as an individual.
8. 
The words "building" and "structure" shall be construed as if followed by the phrase "or part thereof."
9. 
If a term is undefined by this chapter but is defined in Chapter 22 (Subdivision and Land Development), then the definition of the term in Chapter 22 shall also apply to the term used in this chapter.
10. 
If a term is defined in this chapter and is defined differently in other chapters of the Township Code, the definition of the term in this chapter shall be used as defined in this chapter.

The following words and phrases shall have the particular meaning assigned by this section where used in this chapter.
ACCESS DRIVEWAY
A driveway leading from an area designated for parking to a street and/or loading area for any nonresidential use.
ACCESSORY USE OR STRUCTURE
A private use or structure, located on the same lot with the principal use or structure, that is subordinate and incidental to the principal structure or use of the property and which may occupy a separate structure and/or area on or in the ground, including but not limited to storage sheds or other storage structures, off-street parking, signs, off-street loading, gazebos, children's playhouses, greenhouses for personal use, garages, swimming pools, detached decks, fences, carports, and similar structures. Said structures must be owned by the same person(s) as the property owner.
ADULT BUSINESS
An adult arcade, adult bookstore or novelty store, adult theater, adult entertainment, escort agency, or any other business establishment offering adult entertainment, as defined herein.
1. 
ADULT ARCADEAny place where the public is permitted wherein coin-operated or electronically or mechanically controlled still or motion-picture machines or projectors are maintained to show images to five or fewer persons at any one time and where the images displayed are sexually explicit or depict nudity or sexual conduct.
2. 
ADULT BOOKSTORE or NOVELTY STOREAn establishment having a substantial or significant portion of its stock-in-trade, including but not limited to movies, books, magazines, photographs, and/or other periodicals, which is distinguished or characterized by its emphasis on matters depicting or relating to nudity or sexual conduct.
3. 
ADULT THEATERA theater, bar, party room, conference center, restaurant, nightclub, auditorium, recreation center, indoor amusement center or similar commercial establishment which, as one of its principal business purposes, offers adult entertainment
4. 
ADULT ENTERTAINMENTMovies, videos, still or motion pictures, photographs, books, magazines, musical or dance performances that are sexually explicit or depict nudity or sexual conduct.
5. 
ESCORT AGENCYA person or business association who furnishes, offers to furnish, or advertises to furnish escorts as one of its primary business purposes for a fee, tip, or other consideration.
AGRICULTURAL RELATED PONDS
A man-made or naturally occurring body of water on a site used for agricultural activities.
AGRICULTURAL STORAGE FACILITIES
A covered building or structure used for the storage of equipment and materials used in activities related to agricultural production.
AGRICULTURAL USES
The use of land for agricultural purposes, including farming, dairying, pasturage, agriculture, horticulture, floriculture, beekeeping, kennels, arboriculture, animal and/or poultry husbandry. Accessory uses permitted in conjunction with agriculture may include barns, stables, corn cribs, silos and other uses or structures that are clearly related to an agricultural operation.
ARCHERY AND SHOOTING RANGE, INDOOR
A totally enclosed building that is equipped for practice of shooting, including archery, where no activity associated with shooting is conducted outside of building.
ARCHERY AND SHOOTING RANGE, OUTDOOR
An establishment conducted, in whole or in part, outside of a building where said establishment is equipped for the practice of shooting, including archery.
ART, MUSIC, OR PHOTOGRAPHY STUDIO
A business establishment used by an artist, photographer, or artisan or musician for a gallery and/or to teach workshops and/or private lessons.
ASSEMBLING
A facility where manufactured parts delivered to the premises are assembled into a finished product, and then shipped off premises for distribution.
ASSEMBLY AND PACKAGING OF FINISHED GOODS
A facility in which finished materials are transported to the site, assembled and/or packaged for sale, and transported off the site to other retail establishments.
AUTOMOBILE CAR WASH FACILITY
A use of a structure, or a portion thereof, containing facilities for washing, cleaning, and/or polishing the interior or exterior of vehicles.
AUTOMOBILE RENTAL
A business establishment specializing in the rental and/or leasing of automobiles and trucks.
AUTOMOBILE REPAIR GARAGE
A building, or part thereof, used for the servicing and repair of motor vehicles, including engine overhaul, body work, and recapping/retreading of tires and where all storage of parts and dismantled vehicles and all repair work are conducted entirely inside a completely enclosed building.
AUTOMOBILE SALES AND SERVICE
A business establishment used for the display and/or sales of automobiles, noncommercial trucks, motorcycles, motor homes, recreational vehicles and/or boats under 26,000 pounds gross vehicle weight (GVW), but not including any heavy equipment or any other vehicle or equipment which is not classified as a "motor vehicle" under the Pennsylvania Motor Vehicle Code. Such use may also include the servicing or repair of the brand of vehicles sold at the establishment.
AUTOMOBILE SERVICE STATION
A business establishment which provides for one or more of the following activities.
1. 
The servicing of motor vehicles and operations incidental thereto and limited to one or more of the following activities: the retail sale of petroleum products, retail sales and installation of automobile accessories, automobile washing by hand, waxing and polishing of automobiles, tire changing and repairing (excluding recapping), battery service, changing and replacement, excluding repair and rebuilding, radiator cleaning and flushing, excluding steam cleaning and repair, installation of accessories, and state inspection.
2. 
The following operations, if conducted with a completely enclosed building: lubrication of vehicle, replacement of exhaust systems, brake servicing, limited to servicing and replacement of brake cylinders, lines and brake shoes, wheel balancing, the testing, adjusting and replacement of servicing of carburetors, filters, generators, points, rotors, spark plugs, voltage regulators, water and fuel pumps, water hose and wiring, provided the major repairs authorized in "automobile repair garage" shall not be permitted.
BAKERY PRODUCTION
A business establishment specializing of baked goods through preparing, cooking, and baking, intended for off-premises distribution or sale.
BAKERY RETAIL
A retail establishment that sells baked goods, including the baking of goods when prepared for retail sales is on premises only and not for distribution to another retail outlet.
BANK/FINANCIAL INSTITUTION
A business establishment specializing in financial services including, but not limited to, savings-and-loans, credit agencies, investment companies, brokers and dealers of securities and commodities, security and commodity exchanges, insurance agents, lessors, lessees, buyers, sellers, agents and developers of real estate.
BASEMENT/CELLAR
A portion of a building partly or completely below grade. It shall be considered a building story if more than 50% of its clear height is above the average level of the adjoining ground.
BED-AND-BREAKFAST HOME
An owner-occupied single-family detached dwelling in which a maximum of 10 rooms, all without cooking facilities, are rented to guests on, a daily basis in which breakfast may be served to the guests by the proprietor of the facility.
BUILDING MATERIAL SALES/STORAGE
A business establishment which specializes in the sale of materials that can be used to construct structures and dwellings. This establishment may include show rooms and detached storage structures.
BUSINESS CAMPUS
A development which contains a number of separate office buildings, accessory uses and open space which are all designed, planned, constructed and maintained on a coordinated basis.
CASINO
A licensed gaming facility as authorized by the Commonwealth of Pennsylvania pursuant to 4 Pa. C.S.A. Part II, the "Pennsylvania Race Horse Development and Gaming Act" (the Act).
CEMETERY/MAUSOLEUM
A lot used for, or intended to be used for, the burial of human and/or domesticated animals, including but not limited to columbarium, mausoleums, and mortuaries when operated in conjunction with the cemetery and within its boundaries.
COMMERCIAL RAISING OF ANIMALS
An area of land, building or facility used for the keeping, nurturing and management of animals, including breeding, pasturing, ranching and selling.
COMMON DRIVEWAY
A driveway providing frontage for a dwelling, units in a cluster development or master planned development which is part of the common open space.
COMMON FEEDLOTS and STOCK FARMS
A facility used for the temporary housing and feeding of livestock for slaughter or shipping.
COMMUNICATIONS, FACILITIES
A facility consisting of the equipment and structures (communications towers, antennas, telecommunications equipment building) involved in the reception and/or transmission of communication signals such as cell towers, microwave towers, ham radios and etc. Communication facilities shall not be considered public or essential services.
CONDITIONAL USE
A use permitted only in a particular zoning district pursuant to the provisions of this chapter.
CONTRACTOR'S OFFICE
A facility that is used by a professional contractor for conducting business affairs and which does not include the storage of materials.
CONTRACTOR'S PLANT AND STORAGE
An establishment that provides construction, remodeling, home improvements, land development and related services on a contractual basis, but involves the outdoor/indoor storage of all or part of the materials, equipment or vehicles used in the business.
DAY CARE, ADULT
A facility licensed to operate by the Pennsylvania Department of Public Welfare providing care for less than 24 consecutive hours for three or more adults who are not relative to the operator and who, because of physical, or mental infirmity, require assistance to meet personal needs, but who do not require nursing.
DAY CARE, CHILD
A facility licensed to operate by the Pennsylvania Department of Public Welfare providing care, supervision and/or instruction for six or more children for a period of less than 24 hours.
DAY CARE, HOME
A facility, licensed or approved by the commonwealth, as required by the laws of the commonwealth, located within a dwelling in which the operator resides, for the care on a daily basis, during part of a twenty-four-hour period, of not more than six children under 16 years of age, including care provided to children who are relatives of the provider, where such use shall be secondary to the use of the dwelling for living purposes and shall meet all applicable requirements for a home occupation.
DISTRIBUTION BUSINESS AND DELIVERY SERVICE
A business establishment primarily engaged in undertaking the transportation of goods for compensation but does not include truck terminals.
DRINKING ESTABLISHMENT
A business establishment approved by the Commonwealth of Pennsylvania Liquor Control Board which is primarily devoted to the serving of alcoholic beverages on-site and which may also provide food services incidental to the consumption of alcoholic beverages.
DWELLING SINGLE-FAMILY ATTACHED
A dwelling unit in a building containing three or more dwelling units sharing two vertical party walls, except that the end units have a single party wall.
DWELLING SINGLE-FAMILY CONVERSION
A change in residential use form one single-family dwelling to two or three dwelling units in the same building.
DWELLING SINGLE-FAMILY DETACHED
A freestanding dwelling unit which has no common or party walls with other units.
DWELLING SINGLE-FAMILY SEMIDETACHED
A dwelling unit having one party wall in common with a similar dwelling unit.
DWELLING TWO-FAMILY DETACHED
A freestanding dwelling unit in a building containing two dwelling units with one dwelling unit arranged over the other dwelling unit.
DWELLING UNIT
A building or part of a building including cooking, living and sanitary facilities designed and intended for occupancy by one person or family. A travel trailer occupied less than 180 days, boarding or rooming house, convalescent home, skilled nursing home, life care facility, fraternity or sorority house, hotel, motel, inn, bed-and-breakfast home, lodge or other similar use shall not constitute a dwelling unit.
EASEMENT
The right to use or reserve the property of another for a specified purpose.
ESSENTIAL SERVICES
The erection, construction, alteration or maintenance by public utilities, municipal departments or commissions, including buildings, necessary for furnishing adequate services for public health, safety or general welfare. (Shall not include private, nonpublic communication and related facilities.)
FLOODPLAIN
For flood damage prevention purposes, the failure of a structure or other development to be fully compliant with the Township's floodplain management regulations. A structure or other development without the elevation certificate, other certifications, or other evidence of compliance required in 44 CFR (Code of Federal Regulations) 60.3(b)(5), (c)(4), (c)(10), (d)(3), (e)(2), or (e)(5) is presumed to be in violation until such time as that documentation is provided.
FOOD PROCESSING, STORAGE, PACKING AND DISTRUBITION
A business establishment that produces, prepares, processes, cans and/or packages food products to be temporarily stored and then shipped for human consumption.
FORESTRY
Managing and using, for human benefit, forestlands and natural resources that occur on and in association with forestlands, including trees, other plants, animals, soil and water. This term includes, but is not limited to, the planting, cultivating, harvesting, transporting and selling of trees for commercial purposes which does not involve any land development.
FOUNDRY
A facility in which metal castings are produced by melting substances into a liquid, put into forms and cooled and temporarily stored.
FUNERAL HOMES
A business establishment licensed by the Commonwealth of Pennsylvania that contains a suitable storage room for the deceased and may include embalming facilities and rooms for the display and burial ceremonies of the deceased but excludes a crematory.
FUR FARMS
A facility used for the practice of breeding, raising and skinning of animals for their fur.
GARDEN AND LANDSCAPING CENTERS/RETAIL
A business establishment that specializes in retail sales of gardening and landscaping materials, tools, equipment and other similar merchandise, such as plants, soil, hardscape, and any other landscaping and/or gardening accessories.
GOLF COURSE
A tract of land laid out for playing the game of golf and improved with tees, greens, fairways, hazards and at least nine holes. A golf course may include a clubhouse, a shelter and a driving range.
1. 
PRIVATEA golf course, as defined by this chapter, which is owned by a private entity and which is only available for use by members of facility.
2. 
PUBLICA golf course, as defined by this chapter, which is owned and maintained by the municipality or another public or nonprofit organization and which may be used by the public without the requirement of a membership.
GOVERNMENT OFFICES
A building or portion thereof which is dedicated to a governing body, whether it be used by Township, Washington County, the commonwealth, etc.
GOVERNMENTAL AND PUBLIC SERVICE FACILITIES
A building or facilities, operated by a governmental agency, where governmental administrative activities are conducted, or social or educational services are provided to the public. Such uses shall include, but are not limited to, a municipal building, post office, community center, or similar use or facility, excluding a school or recreational facility.
GROCERY STORE
A retail business establishment primarily selling prepackaged and perishable food as well as other convenience and household goods.
GROUP RESIDENTAL FACILITY
An establishment that provides room and board in a family environment to a person who receive supervised care limited to health, social, rehabilitative or housing services. Such facilities may include child and adult services for individuals not in need of hospitalization or incarceration, but who because of age, convalescence, infirmity, disability or related circumstances require such care. Group residential facilities shall include boarding homes for children, residential child-care facilities, maternity, homes, personal care homes for adults and similar uses licensed by the Pennsylvania Department of Public Welfare, provided the scope of all such operations shall be in conformance with the regulations of this chapter. Group residential facilities shall not include institutional facilities, child day-care centers, day care/family homes and similar uses.
HELIPORT
An area of land or water or a structural surface which is designed, used or intended to be used for the landing and takeoff of helicopters, and any appurtenant areas which are designed to be used for helicopter support facilities, such as maintenance, refueling and parking.
HOME OCCUPATION
An activity, intended to be financially gainful, conducted within a dwelling unit, the conduct of which is clearly incidental and secondary to the use of the dwelling unit. Unlike a no-impact home-based business, home occupations provide opportunity for on-site customers and, therefore, also permit restricted signage opportunity.
1. 
HOME OCCUPATION (CATEGORY ONE)An in-home office established for the purpose of conducting professional and business activities of a limited scope that do not involve any direct retail or wholesale sales, or the handling or conducting of physical, services for others at the home site. Category One home occupations shall be confined to typing, drafting, bookkeeping, processing and transfer of information and similar functions. Activities shall be limited to members of the family residence on the premises. No more than 10% of the gross living area shall be used in conjunction with the business. There shall be no external visual appearance of the occupation, and no noise or nuisance shall be produced by business activities beyond the structure. There shall be no signs identifying the business and the business activities shall produce no related traffic volumes or parking demand beyond the normal residential use at the site.
2. 
HOME OCCUPATION (CATEGORY TWO)An accessory use of a service or product oriented character, conducted in conjunction with a single-family dwelling unit by the residents thereof, which is clearly subordinate to the use of the dwelling for living purposes, and does not change the character thereof, or have exterior evidence of such subordinate use other than a small announcement sign, and in connection therewith, there is not involved the exterior keeping of, or exhibition of, stock-in-trade. In the pursuit of such activities, all operations shall be free of any procedures which could be construed as adversely influencing surrounding residential uses because of noise, vibration, smoke, electrical interference, odor or similar conditions.
HOME-BASED BUSINESS
A business or commercial activity administered or conducted as an accessory use which is clearly secondary to the use as a residential dwelling and which involves no customer, client or patient traffic, whether vehicular or pedestrian, pickup, delivery or removal functions to or from the premises, in excess of those normally associated with residential use. The business or commercial activity must satisfy the following requirements.
1. 
The business activity shall be compatible with the residential use of the property and surrounding residential area.
2. 
The business shall employ no employees other than family members residing in the dwelling.
3. 
There shall be no display or sale of retail goods and no stockpiling or inventory of a substantial nature.
4. 
There shall be no outside appearance of a business use, including but not limited to, parking, signs or lights.
5. 
The business activity may not use any equipment or process which creates noise, vibration, glare, fumes, odors or electrical or electronic interference, including interference with radio or television reception, which is detectable in the neighborhood.
6. 
The business activity may not generate any solid waste or sewage discharge, in volume or type, which is not normally associated with residential use in the neighborhood.
7. 
The business may not involve any illegal activity.
HOSPITAL
An institution providing medical care and treatment for ill and/or injured humans that includes overnight stay and related medical teaching facilities.
HOTEL/MOTEL
A building used primarily for providing more than 10 transient lodging accommodations on a daily rate basis to the general public in which the lodging rooms provide no cooking facilities.
INDOOR ENTERTANMENT
Any indoor business establishment where entertainment, either passive or active, is provided for the pleasure of its patrons, either independent or in conjunction with another use. Such entertainment includes but is not limited to theaters, live entertainment, etc.
KENNEL
A use in which three or more animals other than livestock, horses or poultry are kept, boarded, raised, bred, groomed, or trained, for a fee.
LANDFILL
Any site licensed by the Pennsylvania Department of Environmental Protection (PA DEP) for the disposal of solid waste, other than hazardous waste, as defined and regulated by federal statute.
LIBRARY
A public enterprise for the use but not the routine sale of literary, music, artistic, or reference materials.
LODGE/MEMBERSHIP CLUB
A membership organization that the members pay annual dues, and that holds meetings, and which may maintain dining facilities, and where alcoholic beverages may be sold or served to members and their guests, provided such service has been properly licensed by the commonwealth and is otherwise in full compliance with other applicable local, state and federal laws. The organization may also host entertainment, social, athletic, recreational, or educational events.
LOT
A designated parcel, tract or area of land or water established by a plat or otherwise as permitted by law.
LOWEST FLOOR
The lowest floor of the lowest fully enclosed area (including the basement) of a structure or building. An unfinished, flood-resistant partially enclosed area, used solely for parking of vehicles, building access, and incidental storage, in an area other than a basement, is not considered the lowest floor of a building, provided that such space is not designed and built so that the structure is in violation of the applicable non-elevation design requirements of this chapter.
MANUFACTURING, GENERAL
A facility in which the mechanical or chemical transformation of materials or substance into new products takes place, including the assembling of component parts, the manufacturing of products, and the blending of materials, such as lubricating oils, plastics, resins, or liquors.
MANUFACTURING, LIMITED
The processing, handling or fabrication of materials and products where no processes are involved that will produce noise, vibration, air pollution, fire hazard, noxious emission, high traffic volumes or other factors which will disturb or endanger neighboring properties.
MANURE STORAGE FACILITIES
An enclosed facility used for the temporary storage of manure for agricultural use.
MEDICAL CLINIC
A facility operated by one or more physicians, practitioners or other licensed health care professionals for the examination and treatment of patients with medical problems on an out patient basis. The medical services of the facility shall require a stay of less than 24 hours.
MINERAL EXTRACTION, NATURAL GAS COMPRESSOR STATION
A facility designed and constructed to compress natural gas that originates from an oil and gas well or collection of such wells operating as a midstream facility for delivery of oil and gas to a transmission pipeline, distribution pipeline, natural gas processing plant or underground storage field, including one or more natural gas compressors, associated buildings, pipes, valves, tanks and other equipment.
MINERAL EXTRACTION, NATURAL GAS PROCESSING PLANT
A facility designed and constructed to remove materials such as ethane, propane, butane, and other constituents or similar substances from natural gas to allow such natural gas to be of such quality as is required or appropriate for transmission or distribution to commercial markets but not including facilities or equipment that are/is designed and constructed primarily to remove water, water vapor, oil or naturally occurring liquids from natural gas.
MINI WAREHOUSING, INDOOR
A building or group of buildings in an indoor, controlled-access compound that contains varying sizes of individual, compartmentalized and controlled-access stalls or lockers for the dead storage of customer's goods or wares. No sales, service or repair activities other than the rental of dead storage units is permitted on the premises.
MINI WAREHOUSING, OUTDOOR
A building or group of buildings in an outdoor, controlled-access compound that contains varying sizes of individual, compartmentalized and controlled-access stalls or lockers for the dead storage of a customer's goods or wares. No sales, service or repair activities other than the rental of dead storage units is permitted on the premises.
MOBILE HOME
A transportable, single-family dwelling intended for permanent occupancy, contained in one unit, or in two or more units designed to be joined into one integral unit capable of again being separated for repeated towing, which arrives at a site complete and ready for occupancy except for minor and incidental unpacking and assembly operations, and constructed so that it may be used without a permanent foundation. For the purposes of this chapter, mobile homes shall be required to meet any applicable regulations of the Floodplain Overlay, as indicated for a manufactured home. Under no circumstances shall a park trailer, travel trailer, recreational and other similar type vehicle be permitted to be placed on a mobile home lot, or within a mobile home park, and used as a permanent place of residency.
MOBILE HOME LOT
A parcel of land in a mobile home park, improved with the necessary utility connections and other appurtenances necessary for the erection thereon of a single mobile home.
MOBILE HOME PARK
A parcel or contiguous parcels of land which has been so designated and improved that contains two or more mobile home lots for the placement thereon of a single mobile home.
MOBILE HOME SALES
A facility in which premanufactured mobile homes are on display and which materials used to assemble mobile homes are stored on-site.
MULTIFAMILY APARTMENT DWELLING
A dwelling unit in a building in which dwelling units share vertical and horizontal party walls with other dwelling units.
MUNICIPAL BUILDING AND USES
Any building or use owned or operated by the Township or by an authority created by the Township or under contract to the Township which shall include, but not be limited to, facilities operated by or for administration, police, recreation, and public works uses.
MUSEUM
A facility for the public display of items, materials, or information that is related to some historic, educational, cultural, entertainment, or scientific purpose or a building whose structure itself is of historic, architectural or cultural significance and whose interpretation relates primarily to the building's architectural, furnishings, and history. This term includes related accessory uses (e.g., restaurant, gift shop, etc.) so long as these remain incidental to the primary museum use.
NET DEVELOPABLE ACRE/AREA
The net acreage/area of a lot which is used for calculating the maximum density permitted which is determined by utilizing the various effective capacity ratings as they may apply to any land constraints existing on the lot.
NEW CONSTRUCTION
Structures for which the start of construction as herein defined commenced on or after the effective date of this chapter. This term does not apply to any work on a structure existing before the effective date of this chapter.
NEW MANUFACTURED HOME PARK OR SUBDIVISION
A manufactured home park or subdivision for which the construction of facilities for servicing the lots on which the manufactured homes are to be affixed (including, at a minimum, the installation of utilities, the construction of streets, and either final site grading or the pouring of concrete pads) is completed on or after the effective date of floodplain management regulations adopted by a community.
NONCONFORMING LOT
A lot the area or dimension of which was lawful prior to the adoption or amendment of this chapter, but which fails to conform to the requirements of the zoning district in which it is located by reason of such adoption or amendment.
NONCONFORMING STRUCTURE
A structure or part of a structure manifestly not designed to comply with the applicable use, lot coverage, dimensional and other provisions or extent of use provisions of this chapter, where such structure lawfully existed prior to the enactment of this chapter. Such nonconforming, structures include but are not limited to nonconforming signs.
NONCONFORMING USE
A use, whether of land, building or structure, which does not comply with the applicable provisions of this chapter or amendment heretofore or hereafter enacted, where such use was lawfully in existence prior to the enactment of this chapter or amendment.
NONDOMESTIC ANIMAL
Any wild animal, reptile, insect, or fowl which is not naturally tame or gentle but is of a wild nature or disposition and which, because of its size, vicious nature, or other characteristic, may constitute a danger to human life or property if improperly handled.
NURSERY or GREENHOUSE
A retail business establishment whose principal activity is the selling of plants grown on the site and which may have outside storage, growing or display of plants and merchandise.
OFFICE/BUSINESS PROFESSIONALS
A use, other than a health practitioners office, in which the affairs of a business, profession, or service are conducted including administration, record keeping, consulting, clerical work and similar functions, but not including manufacturing, fabrication, production, processing, assembling, cleaning, testing, repair or storage of goods or products, or the sale of goods or products which are physically located on the premises.
OIL AND GAS DRILLING SITE
The oil and gas drill site shall consist of the area occupied by the facilities, structures and equipment necessary for or incidental to the drilling, production or operation of an oil or gas well.
OTHER SCIENTIFIC RESEARCH, DEVELOPMENT AND TRAINING
A facility in which the research, development, and testing within laboratories occur, which does not include mass manufacturing, fabricating, processing, or sale of products.
OUTDOOR FURNACES
A completely enclosed structure used to incinerate materials used to heat air and water for the principal structure on a lot.
PARKING LOT
A space other than a truck terminal, area for car/camper sales, street, alley or access drive used for the temporary parking of vehicles, including the maneuvering isles and all areas containing required parking landscaping.
PARKS AND RECREATION, COMMERCIAL
1. 
INDOORIndoor facilities for leisure time activities that are provided as a business pursuit, including facilities open to the public and those requiring membership, and including but not limited to swimming pools, lodges, fraternal organizations, bowling alleys, indoor skating facilities and similar uses and activities.
2. 
OUTDOOROutdoor facilities for leisure time activities that are provided as a business pursuit, including outdoor facilities open to the public and those requiring membership, and including but not limited to swimming pools, tennis courts, riding stables, drive-in theaters, golf courses and similar uses and activities.
PARKS AND RECREATION, PRIVATE
Developed or undeveloped open spaces and/or structures and facilities which are provided by individuals or private organizations for the use of specified individuals or groups of individuals sharing common relationships or associations for the purposes of play, amusement, or relaxation. Such uses may include sports facilities, parks, assembly buildings, passive areas, gardens and related amenities and activities.
PERIMETER BUFFER YARD
Area between landscaping that is used to obstruct the view of an adjacent building or structure.
PERSONAL SERVICE ESTABLISHMENT
A business in which services are offered to an individual relating to the hygiene or appearance of an individual such as, but not limited to, barbershops, hair salons, manicurists, acupuncturists, massage therapy, health spas, weight loss centers, tanning salons, hair replacement or removal facilities, and the like.
PHARMACY
A business establishment which primarily sells prescription drugs, patent medicines and legal surgical, medicinal and sickroom supplies, as well as packaged food and common household necessities.
PLACE OF ASSEMBLY
A facility that is designed for the assembly or meeting of persons for religious, civic, political, educational, or social purposes, not including club, lodge, or fraternal organization as defined herein and not under the ownership of a governmental agency, and where recreation, amusement, or dining may occur as accessory activities.
PLANNED RESIDENTIAL DEVELOPMENT
A tract of land developed as a unit under single ownership or unified control, which includes one or more principal buildings or uses and is processed under the planned residential development standards of this chapter. This development may allow design flexibility from traditional district regulations (such as side yards, setbacks, and height limitations) or land use restrictions (such as prohibitions a gained mixed-use land uses within a development).
PRINTING AND PUBLISHING
A facility for the reproduction, collation and/or binding of printed materials and/or the custom reproduction of written or graphic materials on a custom order basis for individuals or businesses. Typical processes include, but are not limited to, film processing, photocopying, oversized plotting, screen printing, offset printing, and book binding.
PRISON
Any governmental (whether federal, state, county or local), quasi-governmental, or private institution or facility engaged in the act confining, housing or holding inmates accused or convicted of criminal activity, assigned and/or committed by any court and who are housed, held or confined in lawful custody, including, but not limited to, the detention, treatment, rehabilitation or execution of offenders through a program involving penal custody, parole and probation.
PRIVATE GREENHOUSES
A structure for the indoor raising of plants, shrubs and other vegetation on a lot, accessory to the principal use of said lot.
PUBLIC HEARING
A formal meeting held pursuant to public notice by the Township Board of Supervisors, Township Zoning Hearing Board or Township Planning Committee, intended to inform and obtain public comment.
PUBLIC NOTICE
A notice made pursuant to the Pennsylvania Municipalities Planning Code, as amended.[1]
PUBLIC, REALM
Space that belongs to all including streets, rights-of-way, parks, green spaces and other outdoor places that require no key to access them and are available, without charge for everyone to use.
RECREATION MUNICIPAL (PUBLIC)
Developed or undeveloped open spaces and/or structures and facilities provided by a government body for public use for purposes of play, amusement or relaxation. Such uses may include sports facilities, parks, assembly buildings, passive areas, gardens and related amenities and activities.
RECREATIONAL ACCESSORY USE, PRIVATE
An accessory use or structure located on a private property which is not open to public use, such as a swimming pool, tennis court, etc.
RECREATIONAL HUNTING
An area of land reserved for public or private hunting of wildlife, fishing, and accessory structures in support of those activities.
RESEARCH AND TESTING LABORATORIES
A facility devoted to research, design, laboratory work and/or experimentation and any processing and fabrication incidental thereto, provided no materials or finished products shall be manufactured, processed of fabricated on the premises for sale except such as are incidental to said laboratory research, design and/or experimentation conducted on said premises.
RESTAURANT, FAST-FOOD
An establishment where customers may place their food and/or beverage orders at a counter or table inside the facility or from the customer's vehicle outside the facility by use of drive-through service and/or take-out food service, including drive-in service, where food is principally brought to vehicle.
RESTAURANT, SIT DOWN
An establishment that provides service where food and/or beverages are ordered, served, and consumed by the customer normally while seated at a table, booth, or counter.
RESTAURANT/CAFETERIA FACILITIES DESIGNATED FOR EMPLOYEES
A portion of a principal building or structure designated as eating quarters for employees who work within the building or structure.
RETAIL SALES, CONVENIENCE
A business establishment selling merchandise for daily consumption and purchase, such as packaged food, drugs, and common household necessities. This establishment may contain a pharmacy within the premises.
RETAIL SALES, GENERAL
A business establishment selling a wide variety of comparison goods, such as apparel, furniture, household, and electrical/household appliances, hardware, sporting goods, computers and specialty merchandise such as jewelry, stationary, antiques and gift items, but does not include the retail sales of building materials, garden supplies, automobiles and other vehicles, fuel, automotive parts, liquor and wine.
RIDING ACADAMIES AND STABLES
An establishment that includes a boarding stable, and where instruction in riding, jumping and showing is offered for a fee and where horses may be hired for riding.
RIGHT-OF-WAY
An area of publicly or privately owned land encumbered by reservation, dedication, forced dedication, prescription, or condemnation that is occupied or intended to be occupied by a street, walkway, railroad, electric transmission line, oil or gas pipeline, water line, sanitary or storm sewer line, and other similar uses. Generally, this definition also includes the right of one to pass over the property of another and is, at times, synonymous with the term "easement."
ROADSIDE STANDS
Stands offering for sale agricultural products grown on the premises.
SATELLITE DISH, ANTENNA
A devise incorporating a reflective surface which is in the shape of a shallow dish, spherical dish, cone, horn or cornucopia. Such devise shall be used to receive and/or transmit radio or electromagnetic waves between terrestrially and/or orbital based uses. This definition shall include, but shall not be limited to, what are commonly referred to as "satellite earth stations," "TVRO (television reception only satellite dish antenna)," and "satellite microwave antennas."
SATELLITE DISH, PRIVATE
A satellite dish located on a private property, only serving the occupants of that property.
SCHOOL
A facility that provides on-site instruction of a state-approved curriculum including but not limited to elementary, secondary and postsecondary education.
SIGN AREA
The entire area of messaging within a single continuous perimeter, and a single plane, in a composition of adjacent squares, triangles, circles or rectangles, whichever most closely encloses the extreme limits of the message, background and trim. Multiple sign areas on a single support structure system shall be considered one sign. Any supportive frame, bracing or sign base members having no advertising value of a sign shall not be included in the sign are calculations. The sign area shall be computed as follows.
1. 
Single-faced sign: one face counted.
2. 
Double-faced sign: one face counted if both sign areas are identical; two faces counted if each face is not identical excluding wayfinding and directional signs.
3. 
"V" sign with an internal angle of 45° or greater: two faces counted. If internal angle is less than 45°, the sign shall be considered a double-faced sign.
4. 
Three-dimensional sign: projected to single flat planes, all visible sign areas counted.
SIGN HEIGHT
The dimension from the top of the sign including its support structure to where it meets the ground, unless otherwise specified in this chapter.
SITE PERIMETER YARD
The outside line forming the boundary of a plot of land.
SOLAR ENERGY-RELATED EQUIPMENT
Any device or contraption related to the collection, storage and distribution of solar energy for space heating, cooling, water heating or power generation.
SPECIAL EXCEPTIONS
The permission or approval or a land use activity, expressly granted by the Zoning Hearing Board, after formal application, in situations where provision therefore is made by the terms of this chapter.
STORAGE AND DISPLAY MATERIALS
The accessory outdoor storing and displaying of merchandise, equipment, and other materials that are for sale or support the principal use of the lot.
SUPPLY YARDS
A commercial establishment storing or offering for sale building supplies, coal, heavy equipment, feed and grain, and similar goods. Supply yards shall not include the wrecking, salvaging, dismantling or storage of automobiles and similar vehicles.
TELECOMUNICATIONS CIRCUIT
Any transmission lines, substations, telephone or telegraph lines or any other conduit designed for the transmission of information.
TRANSPORTION DEPOTS AND TERMINALS
1. 
An area of land dedicated to transportation uses, such as storage and maintenance garages and passenger shelters and structures.
2. 
A building or area in which freight brought by truck is assembled and/or stored for routing or reshipment which may include storage areas, parking areas, service facilities and wash facilities for trucks.
UTILITY SERVICE DEPOT
Any building, lot, parcel of land or premises used for offices and storage, servicing and maintenance of equipment, testing and development of materials and equipment, and including communications facilities and associated equipment in the conduct of public utility servicing.
VETERINARY SERVICES
An establishment that provides medical care/treatment, and prevention of diseases and injuries of domestic animals and/or pets. Said facility should employ more than three veterinarians, and which allows for overnight stay of animal patients during treatment process if deemed necessary by licensed veterinarian.
VIOLATION
The act of not meeting specific conditions or requirements of this chapter (i.e., noncompliance).
WAREHOUSING AND STORAGE
A building or structure used for the storage and handling of goods, materials, freight, or merchandise awaiting sale on another lot or location, but not including the maintenance or fueling of commercial vehicles. Warehousing which does not constitute in excess of 30% of the total floor area of the retail establishment shall be excluded from this definition.
WASTE RECYCLING CENTER
A facility for the collection and/or processing of recyclable materials.
WHOLESALE BUSINESS
A business establishment specializing in the selling and/or distributing of merchandise to retailers, to industrial, commercial, institutional, or professional business users or to other wholesalers, or acting as agents or brokers and buying merchandise for/or selling merchandise to such individuals or companies.
WIND ENERGY CONVERSION SYSTEM
Any windmill, wind turbine, or similar device, including its associated equipment, cables and electrical components, which converts wind power to mechanical or electrical energy.
WRITTEN NOTICE
A notice personally delivered or mailed by regular mail stating the time, date and place of an event and the particular nature of matters to be considered.
ZONING DISTRICT/OVERLAY
The area designated as such on the Township Zoning Map or otherwise noted where provisions that may be more and/or less restrictive than the base zoning district requirements for the applicable lot or portion thereof.
ZONING MAP
The map(s) collectively delineating the zoning districts and zoning overlays of the Township, together with all amendment and as codified as Chapter 27 of the Township of Canton Code of Ordinances.
