A. 
Dedication. Upon completion of construction of any street, park or other improvement in accordance with approved plans and specifications, a deed of dedication for the street, park or other improvement, which has been prepared by the Township Solicitor at the developer's expense shall be offered to the Township Secretary, together with the following:
(1) 
A certificate from the contractor evidencing payment of all labor and material costs.
(2) 
A registered engineer's or registered surveyor's plan or legal description of the area to be dedicated prepared at the developer's expense.
B. 
Acceptance. Passage by the Board of Supervisors of a resolution accepting the deed and directing that it be recorded will constitute acceptance of the improvement by the Township.
C. 
Recording and filing. The deed of dedication shall be recorded by the Township Solicitor in the office of the Recorder of Deeds for Montgomery County at the developer's expense.
D. 
Guarantee of Completed Improvements. The developer shall provide to the Township financial security in a form acceptable to the Township Solicitor to secure the structural integrity and functioning of the improvements for a period of 18 months, beginning at the date of acceptance of the dedication of said improvements, in accordance with the requirements of the Pennsylvania Municipalities Planning Code.
E. 
As-built drawings. The developer shall provide the Township with three paper prints of each sheet of the construction drawings, which drawings shall show in plan and profile (or by elevation) all improvements, including sanitary and storm sewer facilities, as well as all other information pertaining to the construction as finally built. An electronic file of these plans shall be submitted in an acceptable format.
F. 
The developer shall provide for the Township a certification from a registered land surveyor stating that all pins and monuments have been installed in accordance with the approved plan.
A. 
Conditions. The Township shall have no obligation to take over and make public any street or other improvement unless the required improvements, utility mains and laterals and monuments shown on an approved plan or plans have been constructed and conform to Township standards and specifications.
B. 
Acceptance. The Township shall have no responsibility with respect to any street or other improvement, notwithstanding the use of the same by the public, unless the street or other improvement is accepted by resolution of the Board of Supervisors.
