The purposes of this district are to provide for a variety of
high-density residential housing types, including apartments, townhouses
and semidetached dwellings; to protect and preserve existing high-density
uses; and to provide for and regulate certain nonresidential uses
permitted only by special exception.
Land, buildings or premises shall be used by right for only
one or more of the following uses:
A. All uses permitted in the R-3 Residential District, except for single-family
detached dwellings.
The following uses shall be permitted by special exception only, subject to the applicable provisions of Articles
XVII and
XXI:
A. Major home occupation, except in apartments, subject to §
153-129.
B. Religious use, including accessory dwelling, subject to §
153-131.
C. Family day care home, subject to §
153-142.
As noted in the R-1 Residential District, except for small collection
facility.
Unless specifically stated otherwise, the following shall be
minimum requirements:
A. Single-family semidetached dwelling (twin).
(1) Lot size: 2,500 square feet.
(3) Front yard: 15 feet, which may be reduced to seven feet on the long
side of a corner lot.
(4) Side yard: seven feet, on one side only.
(6) Building coverage: 45% maximum.
(7) Impervious coverage: 65% maximum.
(8) Height: 35 feet or two stories maximum.
B. Singe-family attached dwelling (townhouse).
(1) Lot size: 1,400 square feet.
(3) Front yard: 15 feet, which may be reduced to 10 feet on the long
side of a corner lot.
(4) Side yards: 10 feet at ends of row and 20 feet where an access driveway
is required.
(6) Building coverage: 55% maximum.
(7) Impervious coverage: 70% maximum.
(8) Height: 35 feet or two stories maximum.
(9) Maximum number: six of units in a row.
C. Apartment building.
(1) Lot size: 1,500 square feet per dwelling unit.
(6) Building coverage: 45% maximum.
(7) Impervious coverage: 65% maximum.
(8) Open space: 15% of lot area.
(9) Height: 45 feet or three stories maximum.
