A. 
Definition. The Agricultural District is a district known as "Agricultural (A)."
B. 
Scope of this article. Unless otherwise noted, provisions and requirements of Article IV apply to the Agricultural District listed in Subsection A.
C. 
Permitted uses. Only the following building types or uses shall be permitted in this district, except as provided for nonconforming uses or buildings in Article XI:
(1) 
Detached single-family dwelling unit.
(2) 
Agriculture and agricultural operations.

(3) 
Publicly owned recreation or open space area.
D. 
Accessory uses. Only the following accessory building types or uses shall be permitted in this district, except as provided for nonconforming uses or buildings in Article XI:
(1) 
Private garage or parking area, pursuant to § 185-17.
(2) 
Private noncommercial swimming pool, pursuant to § 185-25D.
(3) 
Customary farm buildings and uses.
(4) 
Customary residential accessory uses and buildings.
(5) 
Temporary sign pursuant to § 185-19E.
(6) 
Home occupation subject to the requirements of § 185-25F.
(7) 
Sales of farm produce pursuant to § 185-23J.
(8) 
Farm product advertising signs pursuant to § 185-19C.
(9) 
Small wind-energy system, provided that it complies with Chapter 145, Small Wind-Energy Systems, of the Hanover Township Codified Ordinances.

E. 
Special exceptions. Only the following building types or uses shall be permitted, pursuant to Zoning Hearing Board review requirements of Article XIV:
(1) 
Cemetery.
(2) 
Municipal buildings or uses.
(3) 
Telephone exchange or other public or quasi-public utility installations, pursuant to § 185-25G.
(4) 
Commercial stable or riding academy, pursuant to § 185-23I.
F. 
Site plan approval. Site plan review by the Planning Commission and approval by the Board of Supervisors shall be required for the uses listed below. For site plan minimum requirements, see § 185-22C of this chapter.
(1) 
Permitted uses listed in § 185-23C(2) and (3).
(2) 
All special exception uses listed in § 185-23E.
G. 
Area and bulk regulations. The following requirements shall be observed:
(1) 
Minimum lot area: 10 acres or two acres upon conditional use approval for one single-family detached house.
(2) 
Minimum lot width: 300 feet.
(3) 
Maximum lot coverage: 10%.
(4) 
Minimum yard requirements:
(a) 
Front: 50 feet.
(b) 
Side: two required, each 10% of the average lot width.
(c) 
Rear: 40 feet.
(5) 
Maximum building height: 35 feet. Silos and barns are exempted from this requirement.
H. 
Other regulations:
(1) 
Off-street parking regulations. The provisions of § 185-17 shall apply.
(2) 
Off-street loading regulations. The provisions of § 185-18 shall apply.
(3) 
Wherever possible, a single-family dwelling unit shall not be permitted direct access to an arterial or collector road so designated on the Official Township Map of Hanover Township.
I. 
Supplementary regulations applying to animal husbandry.
(1) 
No barn, or other enclosed or open portion of land intended to contain livestock or store manure (inside or outside) shall be established closer than 400 feet to any public road, property line, zoning district line, or dwelling unit (except the dwelling of the lessee or owner).
(2) 
Other requirements of § 185-23H shall apply to animal husbandry uses.
J. 
Supplementary regulations applying to sale of farm produce.
(1) 
The display and sale of farm products shall be permitted provided that:
(a) 
Seventy-five percent of such products shall have been produced on premises.
(b) 
The provisions of § 185-23J(2) and (3) are met.
(2) 
Sale of farm products may be from a portable stand located 25 feet from the highway right-of-way. Such stand shall be dismantled at the end of the growing season.
(3) 
Sale of farm products may be from a permanent sales building located at least 100 feet from the highway right-of-way. Five paved parking spaces shall be provided behind the highway right-of-way.
K. 
Conditional uses. Only the following building types and uses shall be permitted pursuant to Board of Supervisors' approval, in accordance with review procedures and use restrictions described in § 185-54, Conditional uses, of this chapter, and the use restrictions described therein:

One single-family detached house on a lot of less than 10 acres in size.
(2) 
Property/facility management facility.
