In order to provide adequate standards for the
establishment of mobile home parks, to protect the health, safety
and general welfare of park occupants and of the general public and
to preserve the character of existing development, the following minimum
standards for such parks are established.
A.
Minimum design standards and restrictions.
(1)
The minimum land area of any mobile home park shall
be 20,000 square feet plus 10,000 square feet of land for any existing
or proposed service building plus 6,000 square feet of land area for
each home above two.
(2)
Off-street parking for the park shall be provided
at a rate of one parking space per each mobile home lot.
(3)
Mobile home parks hereafter approved or constructed
shall provide on-site open space areas equal to 5% of the total area
of the park, excluding off-street parking areas.
(4)
No mobile home within the park shall be located closer
than 40 feet to adjoining property lines, and the front setback shall
conform to that required for the zoning district in which it is located.
(5)
All park development plans shall meet requirements
of all applicable state and borough laws.
