Prior to the filing of an application for approval
of a subdivision layout, the subdivider shall prepare a sketch of
the proposed subdivision, indicating the layout of proposed streets,
subdivision lots, streams and existing streets, which shall be submitted
to the City Planning Commission with a request for informal consideration
and advice. At the informal hearing, the subdivider shall be prepared
to discuss with the Commission the following items:
A. The name of the proposed subdivision.
B. The name of the owner, owners or corporate entity,
the address and the telephone number.
C. The proposed zoning use or uses.
D. The location of the premises with respect to existing
highways or nearby streets.
E. The number of acres in the entire proposed subdivision.
F. The topography of the premises.
G. The proposed location of any free area or recreational
site.
H. The anticipated method of marketing of the lots, whether
the subdivider intends to build and sell houses or sell lots singly
or in multiples to prospective builders.
I. A general statement as to the type of home to be erected
and the value of the same.
J. If the proposed layout covers only a portion of the
entire parcel owned or controlled by the subdivider, a plan for the
street layout of the entire parcel.
K. The name and the location of all adjoining parcels
of property, including those on the opposite side of existing streets
or highways.
L. The source of water supply.
M. Provisions for stormwater and sanitary disposal.
N. Plans for the establishment of special improvement
districts.
O. Nearby land uses and structures.
P. Contemplated and existing deed restrictions.
Q. All other matters pertinent to the proposed subdivision.
