To encourage concentrated development of commercial facilities while providing safer access, parking areas which are less visually prominent, preservation of natural features, and a better relationship to the rural environment, property in the PC District is zoned to permit cluster type planned commercial development in accordance with the following standards.
The following uses are permitted:
A. 
Banks, business, professional, executive and governmental offices.
B. 
Music, dancing, art and photographic studios.
C. 
Funeral homes and mortuaries.
D. 
Retail stores and service establishments.
E. 
Restaurants, eating and drinking places.
F. 
Indoor theaters, bowling alleys, health and recreation facilities.
G. 
Commercial printing plants and publishing houses.

The following uses are also permitted: townhouses and garden apartments in accordance with and subject to the requirements of Article IX, PR Planned Residential Zone Regulations.
Accessory uses permitted in the PC Planned Commercial Zone shall be as follows: garages for the storage of vehicles used in the conduct of the principal use.
The following requirements shall be met in the PC Planned Commercial Zone:
A. 
Minimum lot area. A lot to be utilized for a planned commercial development shall have a minimum area of 80,000 square feet.
B. 
Minimum lot width. The minimum lot width at the building setback line shall be 250 feet. The minimum lot width at the road right-of-way shall be 150 feet.
C. 
Minimum lot depth. The minimum lot depth shall be 300 feet.
D. 
Front yard. There shall be a front yard of not less than 75 feet.
E. 
Side yards. There shall be two side yards, not less than 25 feet each.
F. 
Rear yard. There shall be a rear yard of not less than 50 feet.
G. 
Height. The height of a building in a planned commercial development shall not exceed 35 feet above grade level.
H. 
Minimum floor area. Any building constructed as a part of a planned commercial development shall have a minimum heated floor area of 1,200 square feet, not less than 800 square feet of which shall be on the first floor.
I. 
Land coverage. The maximum land area to be covered by all buildings shall not exceed 20% of the total lot area.
J. 
Parking as required by Article XXIII.
K. 
Buffers. Where a planned commercial development is bounded by properties zoned for residential use, there shall be a buffer of 75 feet between such boundary and any structure, parking lot or driveway constructed on the planned commercial development property.
L. 
The fronts of structures and the fronts of individual use units within structures shall, where possible, face one another and shall not face the front property line.
M. 
There shall be a minimum of four principal uses incorporated in a planned commercial development.
