A. 
Sketch plats submitted to the Planning Board may be prepared in pen or pencil, shall be drawn to a convenient scale, not more than 100 feet to an inch, and shall show the following information:
(1) 
The title of the proposed subdivision, graphic scale, North arrow, date, property owner's name and address and the name and address of the licensed professional engineer or surveyor preparing the sketch plat.
(2) 
The location of property lines, existing easements, burial grounds, railroad rights-of-way, watercourses and existing wooded areas or trees eight inches or more in diameter measured four feet above ground level; the location, width and names of all existing or platted streets or other public ways within or immediately adjacent to the tract; and names of adjoining property owners.

(3) 
The location and sizes of existing sewers, water mains, culverts and other underground structures within the tract and immediately adjacent thereto and existing permanent buildings and utility poles on or immediately adjacent to the site.
(4) 
Topography, at the same scale as the sketch plat, with a contour interval of five feet, referred to sea level datum except for subdivisions of three lots or fewer.
(5) 
The proposed street names, approximate locations and widths of proposed streets.
(6) 
Preliminary proposals for connection with existing water supply and sanitary sewage systems or alternative means of providing water supply and sanitary waste treatment and disposal; and preliminary provisions for collecting and discharging surface water drainage, including the tentative locations and sizes of drains, culverts, catch basins, curbs and gutters.
(7) 
The approximate location, dimensions and areas of all proposed or existing lots.
(8) 
The approximate location, dimensions and area of all parcels of land proposed to be set aside for park or playground use or other public use or for the use of property owners in the proposed subdivision.
(9) 
The location of temporary stakes to enable the Planning Board to find and appraise features of the sketch plat in the field.
B. 
Whenever the sketch plat covers only a part of an applicant's contiguous holdings, the applicant shall submit, at the scale of no more than 400 feet to the inch, a sketch in pen or pencil of the proposed subdivision area, together with its proposed street system, and an indication of the probable future street and drainage system of the remaining portion of the tract. This information may be shown on the vicinity map.
(1) 
Vicinity data. The sketch plat shall be accompanied by a vicinity map drawn at a scale of not over 400 feet to the inch showing the following:
(a) 
All existing subdivisions and tract lines of acreage parcels within 1,000 feet of the boundary of applicant's property, together with the names of the record owners of adjacent parcels of land, namely those directly abutting or directly across any and all streets adjoining the proposed subdivision.
(b) 
Locations, widths and names of existing or proposed streets, easements, building lines and rights-of-way pertaining to the proposed subdivision and to the designated properties as designated above.
(c) 
The boundaries and designations of zoning districts affecting the tract, special utility district lines, political boundaries, school district boundaries and parks or other public spaces.
(d) 
An outline of the proposed platted area, together with its street system.
A. 
The preliminary plat shall be prepared by a licensed professional engineer or land surveyor at a convenient scale, not less than one inch equals 100 feet, and may be prepared in pen or pencil, and the sheets shall conform to § 334 of the Real Property Law and any amendments thereto and be numbered in sequence if more than one sheet is used. It should be noted that the map prepared for the preliminary plat may also be used for the final subdivision plat and, therefore, may be drawn on tracing cloth; preparation in pencil will make required changes and additions easier.
B. 
The preliminary plat should show the following:
(1) 
The location of the property with respect to surrounding property and streets, the names of all adjoining property owners of record or the names of adjoining developments and the names of adjoining streets.
(2) 
The location and dimensions of all boundary lines of the property.
(3) 
The location of existing streets, sewers, drains, water mains, easements, water bodies, streams and other pertinent features, such as swamps, railroads, buildings and outstanding trees.
(4) 
The location and width of all existing and proposed streets and easements.
(5) 
The locations, dimensions and areas of all proposed or existing lots.
(6) 
The location and dimensions of all property proposed to be set aside for park or playground use or other public or private reservation, with designation of the purpose thereof.
(7) 
The names and addresses of the owner or owners of land to be subdivided, the name and address of the subdivider if other than the owner and the name of the professional engineer or land surveyor.
(8) 
The date of map, approximate true North point, scale and title of the subdivision.
(9) 
Sufficient data acceptable to the Town Engineer to determine readily the location, bearing and length of all lines, and to reproduce such lines upon the ground; and the location of all proposed monuments.
(10) 
Preliminary proposals for soil erosion and sedimentation control.

(11) 
Approved names of all new streets.
(12) 
The following notations shall also be shown:
(a) 
Explanation of drainage easements, if any.
(b) 
Explanation of site easements, if any.
(c) 
Explanation of reservations, if any.
(d) 
Endorsement of the owner, as follows:

Four sets of construction plans shall be prepared for all required improvements. Plans shall be drawn at a scale no less than one inch equals 50 feet, and the sheets shall conform to § 334 of the Real Property Law and any amendments thereto and numbered in sequence if more than one sheet is used. Plans shall contain the following information:
A. 
Profiles showing existing and proposed elevations along the center lines of all roads. Where a proposed road intersects an existing road or roads, the elevation along the center line of the existing road or roads, within 100 feet of the intersection, shall be shown.
B. 
The Planning Board may require, where steep slopes exist, that present and proposed elevations of all proposed streets shall be shown every 100 feet at five points on a line at right angles to the center line of the street, and said elevation points shall be at the center line of the street, each property line and points 25 feet inside each property line.
C. 
Plans and profiles showing the locations and typical cross sections of street pavements, including curbs and gutters, sidewalks, manholes and catch basins; the locations of street trees, streetlighting standards and street signs; the location, size and invert elevations of existing and proposed sanitary sewers, stormwater drains and fire hydrants, exact locations and sizes of all water, gas or other underground utilities or structures; and proposed grading of all proposed lots.
D. 
The location, size, elevation and other appropriate description of any existing facilities or utilities, including but not limited to existing streets, sewers, drains, water mains, easements, water bodies, streams and other pertinent features, such as swamps, railroads, buildings, features noted on the Official Map and each tree with a diameter of eight inches or more measured 12 inches above ground level, at the point of connection to proposed facilities and utilities within the subdivision.

E. 
Topography, at the same scale as the sketch plat, with a contour interval of five feet, referred to sea level datum. All datum provided shall be the latest applicable United States Coast and Geodetic Survey datum and should be so noted on the plat.

F. 
All specifications and references required by the Town regulations for subdivisions.
G. 
Notation of approval as follows:

H. 
The title, name, address and signature of the professional engineer or surveyor and the date, including revision dates.
A. 
The final subdivision plat shall be presented in India ink on tracing cloth and shall be at the same scale and contain the same information, except for any changes or additions required by resolution of the Board, as shown on the preliminary plat. The preliminary plat may be used as the final subdivision plat if it meets these requirements and is revised in accordance with the Board's resolution. All revision dates must be shown, as well as the following:
(1) 
Notation of any self-imposed restrictions and locations of any building lines proposed to be established in this manner, if required by the Planning Board in accordance with § 191-29B.
(2) 
Endorsement of the County Health Department.
(3) 
Lots numbered as directed by the Town Assessor.
(4) 
Any special requirements by the Planning Board, on the final site plan or subdivision plat as map notes.

Approval from the New York State Department of Transportation, the Rockland County Highway Department and the Rockland Planning Department, if required, prior to final approval.

B. 
Filed with the subdivision plat, the applicant shall submit to the Planning Board six copies of a drawing showing the subdivision layout at a scale of one inch equals 200 feet.
