In addition to the general goals listed in the Preamble[1] and Article I, § 350-4, General intent, the districts established in this regulation are intended to achieve the following:
A. 
To provide sufficient space in appropriate locations for the types of commercial and service establishments anticipated in the Comprehensive Plan.
B. 
To provide appropriate space for the requirements of present-day merchandising, parking spaces, safe circulation of pedestrian and motor traffic in the district and nearby areas.
C. 
To promote the most desirable use of land and a pattern of building development in accord with a well-considered plan, to promote stable commercial development, to strengthen the economic base of the Township, to protect the character of the commercial areas and nearby districts, to conserve the value of land and buildings, and to promote municipal tax revenues.
D. 
To provide a procedure whereby plans for new buildings or enlargement, renovation or remodeling of existing buildings are submitted to the Planning Commission for review and approval.
E. 
To provide a means whereby the Township may, from time to time, redesignate certain areas for specific commercial uses according to current commercial needs.

A. 
Specific intent. In addition to the general goals listed in the Preamble[1] and § 350-29, Statement of intent, it is the purpose of this section to provide commercial and other permitted facilities to serve primarily the needs of the local residents and to provide for a mixture of residential and commercial uses in certain portions of the Township where a significant degree of such mixture already exists and where relationship of existing and projected land development indicating the desirability of this type of zoning district.

C. 
Area and bulk regulations. The following regulations shall be observed:
(1) 
Lot area: no minimum, provided that all other area and bulk requirements are met.
(2) 
Lot width at building setback line: 60 feet minimum.
(3) 
Building setback line: 35 feet minimum.
(4) 
Side yards: 10 feet each side.
(5) 
Rear yards: 30 feet minimum.
(6) 
Building/structure height: 40 feet maximum.
(7) 
Building coverage: 50% maximum. (NOTE: Provided also that the total coverage of buildings and paved area together shall not exceed 75% of the total lot area.)
(8) 
Paved area coverage: 40% maximum. (NOTE: Provided also that the total coverage of buildings and paved area together shall not exceed 75% of the total lot area.)
D. 
Off-street parking standards and requirements: as required by § 350-35G of this chapter.
E. 
Off-street loading regulations: as required by § 350-35H of this chapter.
F. 
Design standards: as required by §§ 350-38, 350-39 and 350-40 of this chapter.
