For the purposes of this chapter, the Village of Walden is hereby divided into 16 classes of districts as follows:

The Official Zoning Map of the Village of Walden, dated August 1975 and revised October 1975[1] and as thereafter amended, shall be amended to provide therein as follows:
A. 
The zoning district of the premises hereinafter described shall be changed from R-2 (one- and two-family residence) to I-1 (industrial park):

Beginning at an iron pipe set on the westerly bounds of New York State Route 52 leading from Walden to Pine Bush, said iron pipe being the northeasterly corner of lands now or formerly of Liebolt and runs thence along the last-mentioned lands and along the Village of Walden/Town of Montgomery division line, hereinafter called "town/Village line," north 63° 39' 16" west 638.11 feet to an old stake; thence continuing along said lands now or formerly of Liebolt and lands of Stier and lands formerly of Tillson, and along the town/Village line, and in part along a stone wall and wire fence, the following two courses and distances: south 19° 19' 49" west 568.34 feet and (2) south 20° 11' 36" west 439.20 feet to the northerly line of lands now or formerly of Joseph and Louise Fish; thence continuing along said northerly line of said lands now or formerly of said Fish, and in part along the northerly line of lands now or formerly of Ernest and Irma Bahrs (and being also along the town/Village line), north 64° 04' 40" west 262.88 feet to the easterly line of lands now or formerly of Augustus Dahl; thence running along said lands now or formerly of Dahl, north 17° 49' 56" east 244.64 feet to a point; thence still along the same north 72° 10' 04" west 100 feet to a point; thence north 17° 49' 56" east 50 feet to lands now or formerly of Dorothy L. Ryan and Harold E. EXCEPTING herefrom the parcel of land 50 feet wide by 100 feet long bounded by Houtman Drive on the west for 50 feet, Schmalkuche (Lot 10) on the south for 100 feet; Bieski (Lot 9) on the north for 100 feet and for 50 feet on the east by the extension of the course N 170° 49' 56" E, which is the easterly line of lands of Schmalkuche (Lot 10). Varcoe; thence running in an easterly direction and along the line of the last-mentioned lands and lands formerly of Summer Bull, 100 feet to lands formerly of Susan K. Bull; thence running in a northerly direction and along lands last above mentioned 50 feet to lands formerly of James S. Said lot is known and distinguished upon the map of lands of James Kidd, made by James P. Kirby, as Lot No. 11.

The boundaries of each of the districts listed in § 305-7 are hereby established as shown on the duly adopted Zoning Map, which is printed to show a revised date of September 2013, and which accompanies this chapter, and which, with all notations, references, and other matters shown thereon, is hereby declared a part of this chapter.[1]

B. 
The district boundary lines, unless shown otherwise, are intended generally to follow street center lines, railroad rights-of-way boundary lines or their center lines, other similar right-of-way lines or lot lines or boundaries of subdivisions or municipal boundary lines, all as shown on the Zoning Map. Where a district boundary line does not follow such a line but is shown parallel to such a line on the Zoning Map, the distance between the parallel lines shall be as dimensioned on the Zoning Map. Such dimensions shall be construed to read from the outside edge of all rights-of-way rather than from their center lines.
C. 
Where the street layout actually on the ground varies from the street layout as shown on the Zoning Map, the designation shown on the mapped streets shall be applied in such a way as to carry out the Building Inspector's judgment as to the purpose and intent of the Zoning Map for the particular area in question.
D. 
When the location of a district boundary line cannot be otherwise determined, the determination thereof shall be made by the Building Inspector by scaling the distance on the Zoning Map from a line of known location to such district boundary line.
E. 
In the case of uncertainty as to the true location of a district boundary line in a particular instance, an appeal may be taken to the Board of Appeals as provided in § 305-51.
F. 
When a district boundary line divides a lot in a single ownership at the effective date of this chapter or any subsequent amendment thereto, the Board of Appeals may permit extension into one district of a lawful use existing in the other district, as hereinafter provided in § 305-54D(1).
G. 
The district boundary descriptions contained in the zoning ordinances adopted prior to April 15, 1968, and shown on the Zoning Map that formed a part thereof, both as amended, revised and reenacted from time to time, are hereby superseded in their entirety by the provisions of this article and by the Zoning Map which forms a part of this chapter.[2]
