The standards and requirements contained in this article and the Borough Zoning Ordinance[1] shall apply as minimum design standards for manufactured home parks. Whenever other Borough ordinances or regulations impose more restrictive standards and requirements than those contained herein, the more restrictive shall apply.

All proposed manufactured home parks, and expansions to existing manufactured home parks, shall conform to the procedural and application requirements of this chapter for subdivision and land development. (See Articles II, III, and IV.)
A. 
General. The standards and requirements contained in Article V shall apply as minimum design standards for subdivisions and/or land developments.
B. 
Driveways and joint use driveways. Driveways to manufactured homes must access onto the interior street or access drive system of the manufactured home park. Direct driveway access to an existing adjoining public street is prohibited.
C. 
Intersections. A fifty-five-foot tangential arc shall be provided at the cartway edge for all intersections of both streets and access drives.
D. 
Sidewalks. Sidewalks shall be provided along both sides of streets and access drives and, where applicable, to connect manufactured homes to parking compounds and service buildings.
E. 
Public sanitary sewage disposal. Each manufactured home unit shall be directly connected to and served by public sanitary sewer facilities.
F. 
Public water supply and fire hydrants. Each manufactured home unit shall be directly connected to and served by public water supply facilities.
