The submission and review procedures contained in Articles III and IV, the general design standards and required improvements of Articles V and VI and residential design standards shall apply to gated communities. The following additional standards shall apply to gated communities.
A. 
All roads within the gated community shall remain private roads for all times and shall be marked accordingly in any sales agreement or in the conveyance of any deeds in connection with the gated community.
B. 
With respect to police protection, and fire protection the homeowners' association of the gated community shall make arrangements for these two entities to have access to the gated communities so that they can carry out their duties.
C. 
The gated community shall be permitted to have subdivisions within the same for each individual lot as long as the developer and the homeowners' association agree to indemnify and hold harmless the Township from any claims that may arise with regard to access issues relating to the gated community aspect of the development.
D. 
All gated communities shall remain subject to this chapter and shall be adhered to in all respects.
E. 
The homeowners' association shall remain responsible and reliable for the maintenance of the roads inside the gated community as well as the maintenance and upkeep of the water and sewer lines to the extent they are not dedicated to the Township and/or Authority.
F. 
Gated community owners shall also be subject to all other aspects of the subdivision requirements except as to the access heretofore referenced.
G. 
All gated communities shall only be approved with the understanding that there will be a viable homeowners' association that shall remain in place to carry out the duties as set forth herein.
