The purpose of the (C) Commerce District is to provide areas in the Borough for a continued mix of commercial, office, limited industrial, and other employment activity as well as new office, commercial and limited industrial development. The C District is located where convenient access and services are available. The C District is intended to provide for larger-scale and automobile-oriented uses which may not be compatible with the historic village context within the adjacent TC District.
A building may be erected, altered or used and a lot may be used or occupied for any one of the following principal purposes and no other.
A. 
Uses by right. The following uses are permitted by right in the Commerce District:

(5) 
Bank or financial institution.
(6) 
Institutional use.
(7) 
Personal service shop.

Private club or fraternal organization in accordance with § 290-1222.

Agriculture in accordance with § 290-1205.

Forestry/timber harvesting, in accordance with § 290-1210.
(18) 
Non-tower wireless communications facilities, in accordance with § 290-1231.

B. 
Conditional uses. The following uses are permitted when approved by the Borough Council as a conditional use, subject to the provisions of Article XVII:
(1) 
Multifamily dwellings. Multifamily development shall meet the area and bulk regulations stipulated for this district and the standards set forth in § 290-1219. Where the standards of this article differ from those stipulated in § 290-1219, this article shall apply.
(2) 
Mixed use, in accordance with § 290-1218. More than one principal use on a single lot or tract or within a single building or structure, including any use otherwise permitted by right or conditional use in the C District.
(3) 
Vehicle filling station, in accordance with § 290-1229.
(4) 
Vehicle sales, in accordance with § 290-1230.
(5) 
Vehicle repair, in accordance with § 290-1230.
(6) 
Educational use, in accordance with § 290-1209.
(7) 
Day-care center (commercial day care), in accordance with § 290-1207.

Adult day care, in accordance with § 290-1207.

Laboratory.

Industrial use.
