A. Title. These rules and regulations shall
be known and may be cited as the "Zoning and Subdivision Regulations
for the City of Bolivar, Missouri."
B. Interpretation And Scope. In the interpretation
and application, the provisions of these regulations shall be held
to be the minimum requirements adopted for the promotion of public
health, safety and welfare. Where these regulations impose a greater
restriction upon land, buildings or structures than is imposed or
required by existing provisions of law, ordinance, contract or deed,
the provisions of these regulations shall control.
C. Purpose And Intent. These zoning regulations
adopted pursuant to the provisions of Section 89.010, RSMo., are intended
to serve the following purposes:
1.
To divide the City of Bolivar into
zones and districts;
2.
To regulate and restrict the location
and use of buildings and the uses of land within each district or
zone;
3.
To promote the health, safety, comfort
and general welfare of the City;
4.
To conserve and protect property
values throughout the City; and
5.
To restrict and regulate the height,
number of stories and size of buildings; the percentage of lot coverage;
the size of yards, courts and other open spaces; and the density of
population.
