A. Minor subdivisions are required to submit to a site plan review per Section
400.330 unless the development meets the exemption(s) of Section
400.330(B)(2).
B. A Pre-Application Meeting Is Required. Applicants must submit a sketch
plat for preliminary discussion with the Planning and Zoning Commission
representative, the Zoning Inspector and other pertinent City staff.
The Zoning Inspector, after review of the applicant's proposal,
shall determine if the subdivision is minor or major. If the sketch
plat is in order and the Zoning Inspector determines that the subdivision
is minor, a preliminary plat is not required.
C. A letter asking for consideration of a minor subdivision shall be
addressed to the City of Camdenton and shall be submitted to the Zoning
Inspector. The same shall be submitted with two (2) black or blue
full-size plats, one (1) copy on eight and one-half (8 1/2) inches
by eleven (11) inches format plus one (1) copy as an electronic AutoCAD
(*.dwg) format.
D. The Zoning Inspector shall review the application and the final plat.
They may submit it for review and comments to other agencies and departments
as they deem necessary.
E. The Zoning Inspector shall, in writing, approve or disapprove the
minor subdivision within thirty (30) days from the date of application.
F. If approved, the Zoning Inspector shall forward the final plat to
the Board of Aldermen for approval within thirty (30) days. The Board
shall approve or disapprove the final plat by a majority vote.
G. If approved, the Board of Aldermen shall forward the final plat to
the Mayor and to the City Clerk for certification of approval. The
plat will then be recorded in the office of the Recorder of Deeds
of the relevant County and two (2) copies forwarded to the City of
Camdenton.
H. If the Zoning Inspector disapproves the final plat, then the applicant
may by petition appeal to the Board of Aldermen for approval of the
final plat. The Board of Aldermen may by a two-thirds (2/3) vote overturn
the decision of the Zoning Inspector and approve the final plat.
