Monuments shall be placed at such block corners, angle points and points of curves in streets and at intermediate points as approved by the Town Board or its designated official. The monuments shall be of such type, material, size and length as may be approved by the Town Board or Engineer.
Utility and street improvements when required in each new subdivision shall be in accordance with the standards and requirements described in the accompanying schedule.
A. 
For apartment, row houses and other residential types other than one-family detached dwellings, improvements shall be in accord with Standard B (see schedule).
B. 
For one-family detached dwellings, improvements shall be in accord with Standard A (see schedule).
C. 
For business, commercial, industrial and other types, improvements shall be as determined by the Town Board with the advice of the Engineer.

A. 
All applications for subdivision approval and site plan approval as is presently delegated to the Planning Board or which may be delegated to the Planning Board of the Town of West Seneca shall require all electric, television, fire alarm[1] and telephone lines to be installed underground, except that the Town Board may waive this requirement at the request of the applicant in cases where the Board shall determine the installation of underground service will result in practical difficulty or hardship. In making this determination, the Board shall take into account the following factors:
(1) 
The size and nature of the subdivision.
(2) 
Any and all unusual topographic or other natural conditions.
(3) 
The type of utility service existing in the area adjacent to the subdivision at the time of the application for waiver.

Editor's Note: On 5-13-1968 the Town Board approved a motion to authorize the Planning Board to require subdividers to provide for the installation of fire alarm signal devices, including necessary connecting facilities, in accordance with standard specifications and procedures acceptable to the Fire Alarm Superintendent.
 On 11-20-1972 the Town Board approved a motion to adopt the following processing procedure for fire alarm signal systems for subdivisions:
(1)Town Planning Board sends to the Fire Alarm Department copies of the notification of approval letters when processing proposed subdivision plans through the preliminary and final approval stages. This will make the Fire Alarm Department aware of the existence and status of new developments. The Fire Alarm Superintendent in turn sends a form letter to the developer (or his engineer) indicating the town's requirement for fire alarm systems, general information and specifications for the installation.
 (2)The alarm system shall be constructed by the developer's contractor at the same time as all other public utilities are being installed. Inspection of the Fire Alarm work shall be made by the Fire Alarm Department after payment of a fee of $50. All such work shall be completed prior to the issuance of building permits for the area except as outlined in Item (3). When preparing the public improvement certification letter, the Engineering Department shall obtain from the Fire Alarm Superintendent the current status of the alarm system installation and note same on our letter so that a record of all improvements will be contained therein.
(3)If at the time of preparation of the public improvement certification letter the alarm system is not completed and building permits are desired, the developer may, with the agreement of the related town departments and Town Board, post a performance bond or certified check in an amount acceptable to the Fire Alarm Superintendent, guaranteeing the completion of the alarm system within 90 days of the date of acceptance of the other utilities. Under this condition building permits may be issued but in no case may the structures be occupied prior to certification of completion of the fire alarm system.
(4)As soon as the fire alarm system has been installed to the satisfaction of the Fire Alarm Department, the Superintendent shall certify construction completion in writing to the Town Board.
B. 
The Town Board may grant full or partial waiver of this requirement, and in approving such waiver, may require the installation of electric, television, fire alarm and telephone wires on poles or may require a combination of underground and overhead service.

A. 
The developer must request a streetlighting proposal from the New York State Electric and Gas Corporation.
B. 
The plan must provide for LED lights to be installed and must be approved by the Planning Board prior to installation.
C. 
The developer must have underground wiring and the installation of underground fed fixtures installed by the contractor of his choice. All posts and fixtures must conform to the New York State Electric and Gas Corporation's specifications, or the developer may arrange for the New York State Electric and Gas Corporation to make the installation. Upon acceptance of the highway or street, the Town of West Seneca will then own the underground wiring and standards.
