This chapter shall be known as the "Kane Borough Zoning Ordinance."
The regulations of this chapter are made in accordance with comprehensive planning and designed to:
A. 
Promote, protect and facilitate the following: the public health, safety, morals, general welfare, coordinated and practical community development, proper density of population, civil defense, disaster evacuation, the provisions of adequate light and air, police protection, vehicle parking and loading space, transportation, water, sewage, schools, public grounds and other public requirements;
B. 
Prevent the following: overcrowding of land, blight, danger and congestion in travel and transportation, loss of health, life or property from fire, flood, panic or other dangers;
C. 
Promote and foster the community development objectives.
This chapter is intended to further facilitate implementation of Kane Borough's community development objectives. These objectives are:
A. 
To achieve the highest and best use of borough land;
B. 
To protect transportation corridors;
C. 
To establish a realistic population density control;
D. 
To maintain a logical road and street use designed to adequately serve business, industry and residence;
E. 
To maintain a separation of land uses necessary to protect the neighborhood environment;
F. 
To guide development with a view for providing adequate and economical community facilities and utilities;
G. 
To maintain adequate public protection services;
H. 
To permit economical installation of sanitary sewers and treatment facilities;
I. 
To promote the concentration of retail and commercial services in the existing central business district;
J. 
To maintain and enhance the quality of the natural environment for all citizens;
K. 
To preserve the land currently used in parks and other open space areas for their total recreational and aesthetic values;
L. 
To encourage and promote the development of the tourist industry in the Kane area.
No building, structure or land shall be used and no building or structure shall be hereafter erected, structurally altered or enlarged except as detailed herein.
