The purpose of this district is to provide land for economic activities, the exchange of goods and the provision of services to the residents of the community, while also providing land for new residential growth. This district provides ready access for economic activities and undeveloped lands for residential growth in an area where additional public utilities and services may be made available in the future.
A. 
Uses permitted by right.

(1) 
All uses permitted by right or by special exception in the R-1 and R-2 Districts.
(2) 
Auto sales, repair garage, service station, car wash, used car lot and other similar auto repair and service facilities.
(3) 
Hotel, motel or restaurant.
(4) 
Church or other place of worship.
(5) 
Commercial-recreational establishments such as billiard parlor, bowling alley, skating rink, movie theater, etc.
(6) 
Retail or wholesale sales.
(7) 
Commercial service facility such as convenience store, shoe repair shop, tailor, dry cleaning, laundry, laundromat, etc.
(8) 
Offices, clinics and businesses, whether professional or educational.
(9) 
Commercial nursery.
B. 
Uses permitted by special exception.

(1) 
Bus terminal.
(2) 
Fabrication of a finished product contained entirely within a building, with minimal outside storage, smoke odor or noise.
(3) 
Shopping center.
(4) 
Temporary mobile office used during construction.
(5) 
Banking and/or financial service institution.
(6) 
Veterinary facility, kennel, animal hospital or clinic.
(7) 
Bar/tavern.
(8) 
Mixed use.

C. 
Area requirements.
(1) 
Each main building, together with its accessory buildings, shall be located on a lot having an area of at least 5,000 square feet, except for existing lot(s) recorded by deed or plat on record at the time of enacting this chapter.
(2) 
All lots hereafter established, whether an original subdivision or a resubdivision, shall meet the lot standards set forth in Table 1.[1]
D. 
Setback requirements and height limitation. Setback requirements and height limitation shall be in accordance with the provisions set forth in Table 1.[2]
E. 
Parking requirements. Off-street parking and loading and unloading space shall be provided for all uses whether allowed by right or by special exception in accordance with the provisions in Article XII.
F. 
Buffer zone and planting area. Buffer zone requirements and width of planting area shall be provided in accordance with provisions set forth in Table 1.[3]
