This district, and the rules and regulations thereof, is designed to provide land suitable for industrial development and to minimize adverse effects of such development on surrounding areas.
A. 
Uses permitted by right.
(1) 
Manufacturing, repairing, compounding, processing, storage, research, assembly or fabricating activities, except those uses listed in § 250-18B.
(2) 
Farm equipment sales and service.
(3) 
Lumber yard or mill.
(4) 
Machine shop.
(5) 
Office building.
(6) 
Publicly owned utility buildings and uses.
(7) 
Warehouse.
(8) 
Wholesale distributors.
B. 
Uses permitted by special exception.
(1) 
Junkyard.
(2) 
Amusement park, circus or carnival.
(3) 
All uses allowed by right or special exception in the C-R and C-B zones.
(4) 
Paper mill.
(5) 
Food processing facility.
(6) 
Laboratories, for research, experiment or testing.
C. 
Area requirements.
(1) 
Each main building, together with its accessory buildings, shall be located on a lot having an area of at least 25,000 square feet.
(2) 
All lots hereafter established, whether an original subdivision or a resubdivision, shall meet the lot standards as set forth in Table 1.[1]
D. 
Setback requirements. Setback requirements shall be in accordance with the provisions set forth in Table 1.[2]
E. 
Parking requirements. Off-street parking and loading and unloading space shall be provided for all uses whether allowed by right or by special exception in accordance with the requirements of Article XII.
F. 
Planning Commission Review.
(1) 
The Planning Commission shall examine all proposed development permitted by special exception, with respect to traffic and circulation patterns, internal and external; relation to major thoroughfares, utilities, drainage and community facilities, existing or proposed; surrounding development, existing or future; the preservation of trees or historic sites, provision for open space, and in general with the objective of ensuring a durable, harmonious and appropriate use of the land in accord with the objectives of the Comprehensive Plan.
(2) 
Following a review by the Planning Commission of a proposed use permitted by special exception, recommendations of the Commission shall be forwarded to the Zoning Hearing Board for consideration of the Board.
