The purpose of this district is to provide land suitable for a full range of both industrial and commercial activities, while excluding residential use as being inconsistent therewith.
A. 
Uses permitted by right. Uses permitted by right include all those permitted by right or by special exception in the I-1 Zone, with the exception of residential uses.
B. 
Area requirements.
(1) 
Each main building, together with its accessory buildings, shall be located on a lot having an area of at least 5,000 square feet except for existing lots recorded by deed or plat on record at the time of enactment of this article.
(2) 
All lots hereafter established, whether an original subdivision or a resubdivision, shall meet the lot standards set forth in Table 1.[1]
C. 
Setback requirements. Setback requirements shall be as follows:
(1) 
Lot area: 5,000 square feet.
(2) 
Minimum lot width (interior): 50 feet.
(3) 
Minimum lot width (corner): 50 feet.
(4) 
Front yard (required building setback): 25 feet.
(5) 
Rear yard (setback): 10 feet from rear lot line.
(6) 
Side yard (setback; interior or corner lot): 10 feet per side.
