These regulations shall be known as the Zoning Ordinance of
the City of Higginsville, Missouri, and may be cited as "these regulations".

A. The
City of Higginsville adopts the following zoning regulations, pursuant
to the provisions of Missouri State Statutes, in order to:
1. Promote the health, safety, quality of life, comfort and general
welfare of the City;
2. Preserve and protect property values throughout the City;
3. Restrict and regulate the height, number of stories and size of structures;
the percentage of lot coverage; the size of yards, courts and other
open spaces; and the density of population;
4. Divide the City into zones and districts; and
5. Regulate and restrict the location and use of structures and land
within each district or zone.
