A. 
In order to regulate and restrict the location of commerce, industry and residences, and to regulate the location of buildings erected or altered for specified uses, the City is divided into zoning districts as follows:
1. 
"R-1" Single- and Two-Family District.
2. 
"R-2" Mobile Home District.
3. 
"R-3" Multi-Family District.
4. 
"C-1" Commercial District.
5. 
"I-1" Industrial District.
6. 
"S-1" Special District.

The boundaries of said zoning districts are shown upon the map designated as the Zoning District Map and the map and all the notations, references and other information shown thereon (which is kept on file in the City Clerk's office) are made a part of this Chapter as if the matters and information set forth by the map were fully described herein.

A. 
Where uncertainty exists with respect to the boundaries of the various zoning districts as shown on the Zoning District Map, the following rules shall apply:
1. 
Where district boundaries appear to be contiguous to the center lines of streets or highways, street lines or highway right-of-way lines, such center lines, street lines, or highway right-of-way lines shall be determined to be the said boundaries.
2. 
Where district boundaries appear to be contiguous to the property lot lines, such lot lines shall be determined to be the said boundaries.
3. 
Where district boundaries appear to be parallel to the center lines of streets or highways or parallel to street lines, highway lines, or lot lines, such district boundaries shall be determined as being parallel thereto and at such distance therefrom as indicated on the Zoning District Map. If no distance is given, such dimension shall be determined shall be determined by use of the scale shown on the Zoning District Map.
4. 
Where the boundary of a district appears to be contiguous to a railroad right-of-way line, such right-of-way line shall be determined to be the said boundary.

A. 
Whenever any street, alley, public way, railroad right-of-way, highway right-of-way, water-way, or other similar area is vacated by the proper authority, the districts adjoining each side of such street, alley, public way, railroad right-of-way, highway right-of-way, water-way, or other similar area shall be extended automatically to the center of such vacated areas.
B. 
All areas included in the vacated area shall thenceforth be subject to the regulations of this Chapter including the use regulations of the district in which it is located.
C. 
Procedure for Annexed Areas. All ordinances which provide for the extension of the boundaries of the City shall contain a section or provision classifying the land so annexed as one (1) or more of the districts described herein. Thereafter the use and enjoyment of land so annexed and the buildings and structures located thereon shall be subject to all the regulations and provisions provided in this Chapter or any regulation made pursuant thereto.
