Every building used or designed to be used for residence purposes shall be built upon permanent foundation walls and shall occupy a minimum building area of 900 square feet for a structure of one story in R, B and I Districts; and such buildings shall occupy a minimum building area of 900 square feet for a one-and-one-half-story building in R, B and I Districts; and such buildings shall occupy a minimum building area of 750 square feet for a two-or-more-story building in R, B and I Districts.
A. 
Except in an R-2 District, no accessory building shall:
(1) 
Be constructed nearer to the highway line than is permitted for a principal building or nearer to any side or rear lot line, respectively, than 10 feet;
(2) 
Exceed 12 feet in height; or
(3) 
Be installed in violation of restrictions on real property, including, but not limited to, easements or rights-of-way, or in violation of other Village Code provisions.
B. 
A garage attached to a principal building shall be deemed a part of the principal building for the purposes of this chapter. No business, occupation or service shall be permitted in a private garage.
C. 
Accessory buildings in the R-2 District shall follow the regulations set forth in § 170-11.
All corner or through lots shall have such yard areas on abutting streets or rights-of-way as are provided for herein, except that the owner may choose which lot line he desires to consider his front line.
Two or more buildings or structures may be, in B and I Districts, constructed jointly or on lot lines, provided that the exterior walls of such buildings or structures are of fire-resistant materials. The setbacks of both front, rear and sides in the schedule in §§ 170-13F and 170-14G relate to residential dwellings only in District B and in District I.
