It is the purpose of this article to provide for safety, health protection and general welfare of persons and the property in the Town of Newfane by regulating traffic within the confines of Countryside Manufactured Home Community, hereinafter called "CMHC," located at 3059 Bixler Road, Newfane, New York, Town of Newfane and designated as Tax Map No. 53.00-2-39.2 as of the time of the adoption of this article, as authorized by § 1660-a of the Vehicle and Traffic Law of the State of New York. The provisions of this article shall apply to the parking areas and private streets, roadways or driveways located therein.
The words and phrases used in this article shall, for the purposes of this article, have the meanings respectively ascribed to them by the Vehicle and Traffic Law of the State of New York.
Fifteen miles per hour is hereby established as the maximum speed at which vehicles may proceed within the confines of CMHC.
No motor vehicles shall be operated or driven within the confines of CMHC without first being registered as required in New York State Vehicle and Traffic Law of the State of New York § 401 and insured as required by § 312 of said law.
It shall be unlawful for any person to park any vehicle on any private street within the confines of CMHC between the hours of 1:00 a.m. and 7:00 a.m. from November 1 through April 1 of the following year.
The Highway Superintendent of the Town of Newfane shall install of cause to be installed and maintain traffic control devices when and as required under the provisions of this article and rules and regulations adopted pursuant to this article.
Stop intersections are intersections where at least one street in the intersection has a stop sign, and they are designated as follows:
A. 
The intersection of Bayview Station with the east portion of Corwin Station is hereby designated as a stop intersection and a stop sign shall be erected on Bayview Station at its entrance to said intersection from the west, and a stop sign shall be erected on the east portion of Corwin Station at its entrance to said intersection from the north.
B. 
The intersection of Autumnview Station with B Station is hereby designated as a stop intersection, and a stop sign shall be erected on Autumnview Station at its entrance to said intersection from the east and from the west.
C. 
The intersection of Bayview Station with B Station is hereby designated as a stop intersection, and stop signs shall be erected on Bayview Station at its entrance to said intersection from the east and from the west, and stop signs shall be erected on B Station at its entrance to said intersection from the north and from the south.
D. 
The intersection of the south portion of Corwin Station with B Station is hereby designated as a stop intersection, and stop signs shall be erected on the south portion of Corwin Station at its entrance to said intersection from the east and on B Station at its entrance to said intersection from the north.
E. 
The intersection of Autumnview Station with A Station is hereby designated as a stop intersection, and a stop sign shall be erected on A Station at its entrance to said intersection from the south.
F. 
The intersection of Autumnview Station with Exit Road is hereby designated as a stop intersection, and a stop sign shall be erected on Autumnview Station at its entrance to said intersection from the east.
G. 
The intersection of A Station and Autumnview Station is hereby designated as a stop intersection, and a stop sign shall be erected on Autumnview Station at its entrance to said intersection from the west.
H. 
The intersection of Bayview Station and A Station is hereby designated as a stop intersection, and a stop sign shall be erected on Bayview Station at its entrance to said intersection from the east.
I. 
The intersection of the south portion of Corwin Station and A Station is hereby designated as a stop intersection, and a stop sign shall be erected on A Station at its entrance to said intersection from the north.
J. 
The intersection of the south portion of Corwin Station and Bixler Road is hereby designated as a stop intersection, and a stop sign shall be erected on the south portion of Corwin Station at its entrance to said intersection from the east.
K. 
The intersection of Morgan Cul-De-Sac with Autumnview Station is hereby designated as a stop intersection, and a stop sign shall be erected on Morgan Cul-De-Sac at its entrance to said intersection from the north.
L. 
The intersection of Springview Cul-De-Sac with Autumnview Station is hereby designated as a stop intersection, and a stop sign shall be erected on Springview Cul-De-Sac at its entrance to said intersection from the north.
M. 
The intersection of Creekside Cul-De-Sac with Autumnview Station is hereby designated as a stop intersection, and a stop sign shall be erected on Creekside Cul-De-Sac at its entrance to said intersection from the north.
The Town of Newfane Town Board may, by resolution, without public hearing, modify the regulations set forth in this article or provide for such additional traffic control devices and regulations by resolution with public hearing as it determines from time to time.
A violation of any provision of this article shall be subject to a penalty as provided by § 1800 of the Vehicle and Traffic Law of the State of New York.
