"An Ordinance Regulating and Restricting the Height, Number of Stories and Size of Building and Other Structures, the Percentage of Lot That May Be Occupied, the Size of Yards, Courts, and Other Open Spaces, the Density of Population and the Location and Use of Buildings, Structures and Land for Trade, Industry, Residence or Other Purpose, in the Town of Newfane; and for Said Purposes Dividing the Town into Districts; and Providing Fines and Penalties for the Violation of its Provisions."
This chapter shall be known and may be cited as "The Town of Newfane Zoning Ordinance of 1970, as amended 5-26-1999."
A. 
This chapter is adopted for the purpose of promoting the health, safety, or the general welfare of the community, and in furtherance of the following related and more specific objectives:

To guide and regulate the orderly growth, development, and redevelopment of the municipality in accordance with a comprehensive plan with long-term objectives, principles, and standards deemed beneficial to the interests and welfare of the people.
C. 
To protect the established character and the social and economic well-being of both private and public property.
D. 
To promote, in the public interest, the utilization of land for the purposes for which it is most appropriate.
E. 
To secure safety from fire, panic, and other dangers, and to provide adequate light, air and convenience of access.
F. 
To prevent overcrowding of land or buildings, and to avoid undue concentration of population.
G. 
To lessen and, where possible, to prevent traffic congestion on public streets and highways.
H. 
To eliminate nonconforming uses gradually.
I. 
To conserve the value of buildings and to enhance the value of land throughout the municipality.
J. 
To conserve the value of buildings and to enhance the value of land throughout the municipality.
K. 
To conserve and reasonably to protect the natural scenic beauty of the municipality and its environs.
