Townhouses and garden apartments, consisting of a maximum of 10 and a minimum of three dwellings in a building, attached side by side or arranged in flats. This zone is specifically for establishment of very-low-, low- and moderate-income multifamily housing units in conjunction with market rate units.
A. 
Those accessory uses permitted in the R-15 Zone with the exception of those permitted in § 250-32C, D and F.
B. 
Clubhouse and other private recreation facilities for the use of the residents and their guests.
C. 
Uses customary, incidental and subordinate to the permitted uses shall be permitted accessory uses.
A. 
Minimum site area: five acres.
B. 
Maximum gross density: nine units per acre.
C. 
Minimum setback from existing public street: 50 feet.
D. 
Minimum setback from other tract boundaries: 40 feet.
E. 
Maximum building coverage: 30%.
F. 
Maximum improved lot coverage: 50%.
G. 
Maximum building height: three stories and 45 feet.
H. 
Minimum building separation: 20 feet.
A. 
All development within the MF-5 Multifamily Residential Zone shall provide for low- and moderate-income housing set-asides of 20% of the total number of units proposed within the development pursuant to the provisions of N.J.A.C. 3:97-6.4(b), as may be amended and the requirements of § 250-84 through 250-89 of this chapter, as may be amended. The affordable units shall be split with 50% affordable to moderate-income families and 50% affordable to low-income families, of which 13% shall be affordable to very-low-income families.
B. 
The minimum building separation distances of the MF-5 Multifamily Residential Zone shall apply whether buildings are in condominium ownership or on their own individual lots.
C. 
Patios, decks, overhangs, chimneys, bay windows, and other architectural features that do not increase the habitable floor area of a structure shall be permitted to protrude up to five feet into required yard setbacks and building separation areas.
D. 
Off-street parking shall be provided in accordance with N.J.A.C. 5:21, Residential Site Improvement Standards (RSIS).
E. 
The minimum width of access drives and private roads shall be 24 feet and be pursuant to RSIS.
F. 
Appropriate facilities shall be specifically developed for recreation of the residents of the development, subject to Planning Board approval, based on the projected needs of the residents for such facilities and consistent with the overall design and appearance of the development. At a minimum, 30 square feet per dwelling unit shall be provided in indoor and outdoor recreation facilities, such as but not limited to a clubhouse, pool, or deck area.
G. 
Planning Board site plan review is required, as provided in § 212-21. Such review will emphasize the objectives of site planning design compatibility with the adjoining areas, including visual harmony and appropriate variety in the configuration and arrangement of buildings, open spaces and circulation and parking facilities.
