It is the purpose of this Part to allow for residential-only
planned residential developments on sites in the overlay district
with contiguous acreage between 10 acres and 30 acres. Allowance of
residential-only planned residential developments in this area will
aid in attracting new residents, retaining the residential appeal
of the Township, supporting and fostering diversity in housing and
compatible development, and promoting high-quality development that
will reinforce the existing quality of life in the Township.

The boundaries of the PEDD Residential Overlay District are delineated on the Collier Township Zoning Map, as amended, attached hereto and incorporated herein at Chapter
27, Attachment 10, Zoning Map.

The provisions of this Part 16A shall supplement the provisions
of the underlying zoning district. In the event that the provisions
of the underlying zoning district and the provisions of this Part
16A are in conflict, the provisions of this Part 16A shall apply.

16A04.1.
Uses available within a planned residential development located
in the PEDD Residential Overlay District with a site area of 10 acres
to 30 acres shall be limited to:

For property not within a planned residential development of 10 acres to 30 acres located in the PEDD Residential Overlay District, those uses shall be available as provided for in the underlying zoning district in accordance with §
27-1602 and the Use Table, Chapter
27, Attachment 9, Use Table.

16A05.1.
Dwelling Units Authorized. Only the following dwelling units
may be included in planned residential developments of 10 acres to
30 acres in area and located in the PEDD Residential Overlay District:

Area and Bulk Regulations.
A. Minimum Site:
(1)
Planned residential development (residential use only): 10 acres.
B. Other Area and Bulk Regulations. All other area and bulk regulations of the underlying zoning district as set forth in §
27-1603 shall apply.
