The purpose of this district is to provide for medium-density
single-family development; to provide multifamily housing opportunities
and to provide for compatible public, semipublic and accessory uses
as conditional uses or uses by special exception with a minimum of
100 acres.

The boundaries of the Medium Density Residential Conservation Community District are delineated on the Collier Township Zoning Map, as amended, attached hereto and incorporated herein at Chapter
27, Attachment 10, Zoning Map.

In the R-6 Medium Density Residential Conservation Community
District, only the following uses are authorized:
10A03.1.
Permitted Uses.
A. Principal Uses:

No-impact home-based business.
(4)
Off-street parking and loading, subject to Part 22.

Signs, subject to Part 23.

Temporary construction trailer, model home or sales office, subject to §
27-2108.

Other accessory uses customarily incidental to and on the same
lot with any permitted use authorized in this district.

In the R-6 Medium Density Residential Community District, all
uses shall be subject to the following regulations, except as they
may be modified by the express standards and criteria for the specific
conditional uses and uses by special exception contained in Part 19.
The area in bulk must also be serviced with public sanitary sewer
and public water and have a minimum of 30% proposed open space.
10A04.1.
Minimum Lot Area:
A. Single-family dwelling: 8,000 square feet.
B. Two-family/duplex dwelling - duplex: 5,000 square feet.
C. Townhouse dwelling: 2,000 square feet.

Minimum Lot Width:
A. Single-family dwelling: 60 feet.
B. Two-family/duplex dwelling: 40 feet.
C. Townhouse dwelling: 20 feet.

Maximum Impervious Surface Coverage:
A. Single-family dwelling: 60%.
B. Two-family/duplex townhouse dwelling: N/A.

Minimum Front Yard:
A. Single-family dwelling: 25 feet.
B. Two-family/duplex dwelling: 25 feet.
C. Townhouse dwelling: 25 feet.

A. Principal structures:

Single-family dwelling: 20 feet.
(2)
Two-family/duplex dwelling: 10 feet.
(3)
Townhouse dwelling: 10 feet.

Minimum Side Yard:
A. Principal structures:
(1)
Single-family dwelling: 10 feet.
(2)
Two-family/duplex dwelling: 10 feet.
(3)
Townhouse dwelling: 10 feet. Note: For the side yard occupied by the party wall between the units, the minimum side yard shall be zero feet. For any subdivision containing two or more multifamily buildings of one or more types on a single lot, side yard setbacks shall not apply between buildings and shall be replaced by a minimum distance between buildings of 30 feet. Front setbacks shall apply to any wall facing an internal street. Rear setbacks shall continue to apply to any wall abutting a rear lot line unless a special setback under §
27-2005 applies.
(4)
No principal structure shall be located closer than 50 feet
to the boundary of a residential zoning district.
B. Accessory structures: See §
27-2104.3 for setbacks applicable to the particular uses specified therein.

Maximum Height:
A.
Single-family dwellings: 2 1/2 stories, but not more than
35 feet.
B.
Two-family dwelling/duplex: 2 1/2 stories, but not more
than 35 feet.
C.
Townhouses: two stories, but not more than 30 feet.

10A05.1.
All development in the R-6 District shall be subject to the
following standards:
A. Conservation Open Space.
(1)
Conservation open space shall comprise at least 30% of the total
gross site area.
(2)
Of the required conservation open space, no more than 10% may
be covered by water.
(3)
No more than 60% of the required conservation open space shall
be in excess of a 25% slope.
(4)
The conservation open space shall be accessible to at least
one public street for vehicular access.
(5)
The conservation open space shall be free from encumbrances
or liens which may prevent, limit, or restrict use in any way.
(6)
The conservation open space shall not include any wetlands as
defined by either the PADEP or the Army Corp of Engineers. The lot
shall not include any areas defined as floodplains including floodways
and floodway fringe areas as defined by FEMA.
(7)
Recreational amenities such as walking trails, clubhouses, swimming
pools, etc., shall be permitted in the conservation open space provided
they do not occupy more than 20% of the required open space.
(8)
Specifically prohibited in the conservation open space:
(a) Facilities for motorized off-road vehicles, shooting
ranges and other uses similar in character and impact as determined
by the Township.
(b) Surface mining, quarrying, oil and gas drilling.
B. Building Length/Number of Townhouse Units:
(1)
The maximum length of a townhouse building shall be 200 feet.
(2)
No more than five townhouse dwelling units shall be attached
in any single row. In addition, not more than 40% of the total townhouse
buildings proposed shall be a five-unit building. The remaining townhouse
buildings must be four-unit, three-unit, or two-unit buildings.
(3)
At least 60% of the total number of units in the R-6 Zoning
District shall be single-family detached dwelling units.
C. Street Tree Requirement.
(1)
One street tree is required for every 50 feet of road.
