For the purposes of this chapter, the area of the Township of Franklin is hereby divided into zones or districts of 16 classes, designated as follows:

A. 
The boundaries of all districts are hereby established as shown on the map entitled "Zoning Map of the Township of Franklin," annexed to this chapter[1] and hereby made a part thereof. All work, abbreviations, figures, symbols and other data appearing on said map at the time of the adoption of this chapter constitute a part of said map. Figures indicating numbers of feet appearing thereon, between a road, street or avenue and the boundary line of a district mean that the boundary line of the district at such locations runs parallel to the center line of the road, street or avenue at the distance therefrom indicated by the number of feet marked. District boundary lines in roads, streets, avenues, streams or railroad rights-of-way extend along the center line thereof.

B. 
Notwithstanding the boundaries of all districts, as established on the map entitled "Zoning Map of the Township of Franklin," there is hereby created an R-4 Multifamily Residential District consisting of Block 463, Lots 16 and 17 and all lots in Blocks 593, 594, 595, 596, 597, 598, 599, 601, 602, 603, 604, 606, 607, 608, 609, 611, 612 and 613.

Where the Highway Commercial and Residential Agricultural District boundary lines, other than one located in a road, street, avenue, stream or railroad right-of-way, divides a lot existing on the date of adoption of this chapter, the regulations and restrictions applicable to the less restrictive district in which a portion of such lot is located shall apply to the portion of such lot located in the more restrictive district for a distance of not more than 150 feet beyond such district boundary. For parcels in excess of 10 acres in size, the distance shall be increased to 300 feet.
