Should the owner or agent thereof propose to subdivide and/or
develop land within the Township of Stowe, he or she shall apply,
in writing, to the Board of Commissioners for approval of such subdivision
and land development.

No subdivision or land development of any lot, tract or parcel of land shall be effected, and no street, sanitary sewer, storm sewer, water main or other facility in connection therewith shall be laid out, constructed, opened or dedicated for public use, travel or for the common use of occupants of buildings or land abutting thereon except in strict accordance with the provision of the Allegheny County Subdivision and Land Development Ordinance and Chapter
675, Zoning, of the Code of the Township of Stowe. The Township is adopting the county's subdivision and land development ordinance and wishes to remain under the county's jurisdiction for subdivision and land development review and approval.

In addition to the review and approval of any and all proposed
subdivision and land developments by Allegheny County, said plans
for subdivision and land development shall be reviewed by the Township
Engineer, and the Township Engineer shall submit recommendations for
approval and/or rejection to the Board of Commissioners of the Township.
A fee of 1% of the estimated or construction cost payable to
the Township Engineer for review of plans and specifications shall
be paid by the owner. This fee is to be paid prior to the approval
of the final plan. A fee of 3% of the construction cost shall be paid
to the Township Engineer by the owner for inspections of construction
operations and the acceptance of such improvements.
