A. 
Purpose. The Conservation and Open Space District is intended to recognize the existence of major open space and recreational areas in the Village and to protect the public health, safety, comfort and welfare and reduce the financial burdens imposed on the Village and its individuals which may result from improper use of lands which may be subject to periodic flooding or erosion, to protect natural resources such as woodlands and wildlife areas, and areas which constitute natural recharge areas; and to provide for recreational activities and areas of educational value.
The Conservation and Open Space District is intended to apply to all public open space of notable quality such as forest preserve property and to major private open spaces such as golf courses. It is intended to be applied to publicly held lands or those which have been limited to such uses by special permit, covenant, easement or dedication.
B. 
Performance Standards. All activities shall be conducted in such a manner that there is no emission of smoke, particulate matter, radiation, noise, glare, heat, odor and no other potential hazard that will endanger health and safety within the community, or adversely affect the enjoyment of the residential neighborhoods of the Village.

Prior to the authorization for a special use, and the granting of a special use permit, special conditions where identified in Section 1407A.02 shall be required in addition to compliance with the requirements for satisfactory plans, specifications, public hearings and other conditions which may be required. The following list of special conditions are identified by code numbers corresponding to those which appear in Section 1407A.02 of this appendix in connection with specific special uses.

Any clubhouse or accessory building shall be located not less than 200 feet from any lot line.
Specific district requirements, other than use (such as, but not limited to: lot area, floor area ratio, height, and minimum required yards and signs) shall be those established on a site plan to be approved by the Village board after consideration and recommendation by the Plan, Zoning and Development Commission, provided such requirements are consistent with the purpose of the conservation and open space district and provided further that any potential adverse impact on the surrounding properties resulting from the establishment and operation of the proposed use and/or structure is minimized by design, architectural treatment, screening, landscaping, and/or placement on the site.
